Maintenance Operative – The Fabric Works, Leeds

Homes for Students

Location: The Fabric Works, Leeds Contract: Full-time (40 hours per week) Hours: 9:00 AM – 5:30 PM, Monday to Friday

Homes for Students is the UK’s leading provider of student accommodation, and we’re currently looking for a Maintenance Operative to join our team at our The Fabric Works property in Leeds.

About the Role

You will perform both planned and reactive maintenance within the property while ensuring statutory compliance is consistently maintained. Responsibilities include:

  • Maintaining the condition of the property, reporting and resolving any issues efficiently.
  • Working with minimal direct supervision, prioritising tasks and managing competing deadlines.
  • Liaising with internal and external contacts, including suppliers and contractors.
  • Ensuring a high-quality customer experience by maintaining fast and effective responses to faults, alongside keeping the property in optimal repair.

This role is ideal for a competent, proactive professional who thrives when working independently as part of a team.

Key Responsibilities

  • Carry out routine and emergency maintenance tasks across different trade disciplines.
  • Ensure health and safety compliance, including COSHH, manual handling, working at height, and general risk management.
  • Respond to residential and operational reports to maintain a safe, functional, and well-maintained living environment.
  • Work alongside internal teams, vendors, and service providers to coordinate repairs and improvements.
  • Maintain accurate records and demonstrate the ability to effective communication and problem-solving.

Person Specification

  • Previous experience in property maintenance or a trade (e.g., electrical, plumbing, carpentry, etc.)—capable of working across multiple disciplines to a reasonable standard.
  • Health and safety awareness, including knowledge of risk assessment, COSHH, manual handling, and working at heights.
  • Familiarity with legal and operational requirements relating to housing and accommodation.
  • Strong customer care skills, including the ability to:
    • Clearly report outstanding actions.
    • Keep stakeholders informed of problem resolution progress.
  • Excellent organisation, communication, and teamwork skills.
  • Proven ability to prioritise workflow and work efficiently under minimal supervision.
  • Proactive and solutions-focused: demonstrate initiative in resolving issues without excessive direction.
  • Willingness to work flexibly and collaborate in a team environment.
