Maintenance Supervisor – Jones Street Residential
The Role
The Maintenance Supervisor is responsible for managing the service operations of the apartment community. This includes:
- Meeting with and presenting recommendations to owners and senior leadership
- Developing scopes of work and managing capital projects (budgets and maintenance)
- Overseeing vendor relations and property analysis (capital needs coordination)
- Recruiting, training, and managing onsite maintenance staff
Key Responsibilities
Operational Leadership & Compliance
- Lead by example, embodying core values and company culture
- Ensure daily property operations align with JSR’s standards
- Contribute to financial forecasting and long-term capital planning
- Comply with OSHA safety laws; conduct scheduled safety meetings

Financial & Risk Management
- Oversee financial adherence to budgets
- Report risks (employee performance, financial liabilities, asset conditions)
- Identify efficiency/savings opportunities, revenue enhancements
Service Excellence & Quality Control
- Manage resident/service request workflows, ensuring timely solutions
- Regularly inspect contractor/vendor work for compliance with scope & specs
- Maintain spare materials inventory within budget constraints
Maintenance & Safety
- Perform routine property inspections (buildings, mechanical systems)
- Troubleshoot/repair HVAC, plumbing, electrical, appliances, tile, drywall
- Enter on-call rotation for after-hours emergencies
Staff Development & Training
- Train and mentor onsite staff to meet operational goals
- Assist with interviews, coaching, and procedural training

Requirements
Experience & Licenses
- 5–7 years in property maintenance management, trades, or related fields
- General contractor’s license preferred (plus certifications e.g., HVAC, asbestos removal, pool operation)
- Proven mechanical/electrical/plumbing/HVAC repair expertise
Leadership & Technical Skills
- Strong management, mentoring, and supervisor experience
- Budget/P&L familiarity
- Yardi software proficiency (highly preferred)
Communication & Compliance
- Gapless written/verbal communication (financial/HR/legal docs, presentations)
- U.S. Driver’s License (valid)
- Math fluency with percentage calculations for reporting
