About this role:

The Maintenance Technician plays a very important role in the organization by providing excellent resident services in addition to performing various maintenance duties necessary to maintain and enhance the value of the community. Supports and aids the Community Manager in all phases of the overall physical maintenance of an income-producing property.

This includes but is not limited to; the general maintenance of the property, expense control, and adherence to preventive maintenance programs and required state and federal safety programs. This position requires exercising independent judgment, executing and developing solutions to problems, and diplomatically implementing decisions made by management. The day-to-day responsibilities of the Maintenance Representative will vary depending on the needs of the direct supervisor.

A valid driver's license and reliable transportation are required for this position. Regular travel to company properties is an essential function of the role.

Hourly pay range:

$26.00 - $29.00 DOE

What you’ll do - Includes but are not limited to:

  • Perform all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance under the supervision of the Community Manager.
  • Perform appliance, electrical, HVAC, plumbing, carpentry, pool, custodial, and carpentry work as necessary.
  • Ensure exterior curb appeal of the community and cleanliness of grounds. Walks the property several times a day and picks up new debris, including pet waste. Ensures pet stations are stocked and emptied at all times.
  • Assist in daily pool/spa maintenance, laundry room, recreation room, rental office, restrooms, and common area upkeep.
  • Maintain high standards of resident service and relations for the entire staff.
  • Ensure that residents are provided with a clean, safe, well-maintained community.
  • Ensure that apartments are made ready after they have been vacated.
  • Maintain accurate inventory control of tools, equipment, and supplies. Team members are required to use all personal protective equipment as assigned and instructed, specifically back belts, goggles, dust masks, hard hats, and gloves.
  • Team members are required to carry back belts, goggles, and gloves in their possession at all times during work hours. Dust masks and hard hats must be readily available.
  • Ensure that maintenance requests are handled as quickly, efficiently, and effectively as possible and always completed within 24 hours. If parts must be ordered, causing a delay, so notify Community Manager and inform residents.
  • Adherence to company monthly preventive maintenance directives, with regard to but not limited to; lighting, fire safety, pool/spa, life/safety hazards, and signage check under the direction of the Maintenance Supervisor or Community Manager.
  • Have knowledge of the location of gas, electric, irrigation, and water shutoffs, all apartment, and fixture shutoffs, and sewer cleanouts and familiarity with posted map.
  • Assist in performing apartment move-in and move-out inspections as directed by Maintenance Supervisor or Community Manager.
  • Know the current condition/status of all vacant units.
  • Recommends measures to improve methods of operations, performance, safety, and quality of service.
  • Suggests changes in working conditions and use of equipment to increase the efficiency of the shop, department, or work crew.
  • Performs on-call emergency service as required.
  • Assists the Maintenance Director/Supervisor or Property Manager on special maintenance projects, i.e., preventive maintenance of building components and/or mechanicals.
  • Interprets company policies for workers and enforces safety regulations.
  • Adheres to Sunrise Management's Injury and Illness Prevention Policy and Asbestos and Hazardous Materials Policy. Maintain records and Material Safety Data sheets on all hazardous materials and chemicals utilized on site and are sure that employees are familiar with the precautions on the sheets before using them.
  • Ensures regular and timely communication with Site Management noting any maintenance problems or health/safety deficiencies.
  • Represents Sunrise Management and the community you work for in a professional manner. Maintains a positive businesslike attitude and neat, clean, dress (including Sunrise Management issued work shirt) and appropriate grooming.
  • Assist in promoting Sunrise Management.
  • Attends and participates in training seminars as requested.
  • Assists other staff members as needed.
  • Delivers various communications to residents as needed.
  • Attends and assists in setting up resident functions and activities.
  • Performs other duties as assigned.

  • Previous property Maintenance Technician experience - one-year certificate from college or technical school; or two years related experience and/or training; or equivalent combination of education and experience.
  • A valid driver's license and reliable transportation are required for this position. Regular travel to company properties is an essential function of the role.
