Director of Property Management
Location: North London
Salary: £75,000+ (DOE) + Discretionary Bonus

Portfolio Size: Approx. 400 Managed Properties
Overview
An established independent estate agency in North London is seeking an experienced Director of Property Management to lead and develop its Property Management function. Reporting to the Managing Director, you will oversee a portfolio of approximately 600 managed properties, lead a team of Property Managers and support staff, and ensure the delivery of a first-class service to landlords, tenants, and clients.
This is a strategic and operational leadership role suited to a highly experienced property professional with a proven track record of team management, portfolio oversight, compliance, and service delivery.
Key Responsibilities
- Provide leadership, direction, and mentorship to the Property Management team.
- Oversee the management of a residential portfolio of circa 400 properties.
- Drive service standards and ensure an exceptional customer experience for landlords and tenants.
- Ensure full compliance with current lettings and property management legislation.
- Develop and implement departmental processes, procedures, and KPIs.
- Manage team performance, recruitment, training, and succession planning.
- Oversee maintenance operations, contractor relationships, and major works projects.
- Handle escalated complaints, disputes, and complex property matters.
- Monitor budgets, departmental profitability, and operational performance.
- Work closely with Lettings, Accounts, and Senior Management teams to achieve business objectives.
- Identify opportunities for growth, retention, and additional revenue streams within the managed portfolio.
- Ensure health & safety, risk management, and compliance obligations are met across the portfolio.

Candidate Requirements
- Significant experience within residential property management, ideally at Senior Manager, Head of Property Management, or Director level.
- Proven experience managing and developing teams.
- Strong knowledge of UK lettings legislation and property management compliance requirements.
- Demonstrable experience overseeing sizeable residential portfolios.
- Excellent organisational, communication, and stakeholder management skills.
- Commercially minded with the ability to analyse performance and drive improvements.
- Strong problem-solving and conflict-resolution abilities.
- ARLA Propertymark qualification desirable.
- Full UK driving licence preferred.
