What you'll be doing?
The Sales & Marketing team look after our customers and help them through one of the most important parts of their lives; finding and buying a new home. We pride ourselves on putting customers first, and sales and marketing are a key part in making that vision a reality. Our Sales & Marketing teams, both locally and nationally, work together to make sure we’re showing people the perfect home for them. There’s a wide variety of roles that include building and maintaining websites, running marketing campaigns, answering customers’ questions, being on hand to guide and support them through the purchase and personalisation of their brand new home; and of course making sure they’re happy after they’ve bought. Some of the team work on-site in sales and marketing showrooms, and others support from the office but at its core the team are here to make sure customers are getting what they need from us and finding the perfect home.
Reporting to the Divisional Sales Director with dotted line to Regional Marketing Manager, you will be responsible for leading and managing the Divisional Marketing function, supporting the delivery of sales targets, with direct line management responsibility for Marketing Executive [where applicable].
You will be expected to:
- Lead the Divisional Marketing function, developing and implementing best in class marketing, in line with brand/Group guidelines based on a solid understanding of the principles of marketing and organisational requirements.
- Drive the efficiency and capability of the Marketing function, utilising coaching and management skills to develop and manage the Marketing Executive.
- Lead the creation and maintenance of a best in class strategic three-month rolling Divisional Marketing activity and launch plan in consultation with Sales Director, RMM and external agencies.
- Utilise market data and insight including marketing segmentation to develop and deliver site specific marketing plans to time and budget and in consultation with sales teams, suppliers and other key stakeholders.
- Utilise external and internal data sources to analyse, monitor and measure the performance of all campaigns, reporting on overall Divisional performance and driving continuous improvement.
- Maximise website effectiveness by ensuring that content meets Brand policy, is in line with target audience and continues to drive efficient leads.
- Develop and deliver first class paid social media and CRM campaigns as part of integrated marketing approach, analysing performance and driving continuous improvement.
- Build strong agency relationships and utilise agency systems, data and expertise to deliver increasingly effective media plans
- Manage, monitor and report on Divisional marketing budget, ensuring that all costs are monitored and approved
- Ensure that all collateral is proofread, approved and assets and content are of the highest standard.
- Ensure marketing plans are aligned to Group activity and delivered with consistency of message and adherence to Group guidelines, systems and processes.
- Work with RMM to deliver a consistent approach to core marketing processes and activities and deliver regional marketing initiatives and projects, in line with policies and procedures.
- Develop and maintain relationships with key stakeholders i.e. Sales team, approved agencies, Regional Marketing Manager, Technical team.
- Contribute to best practice and knowledge management initiatives and test new integrated marketing activities, participating in Group trials as required.
- Proactively identify opportunities and present proposals for improved marketing effectiveness at Divisional and regional marketing forums.
- Lead monthly marketing meetings and participate in weekly regional marketing meeting/calls.
- Proactively visit Developments to support sales delivery and where needed assess performance using tools such as ‘slow selling site’ documents.
- Attend weekly meeting with Sales Director and Sales Managers to review marketing activity for each site.
- Create marketing collateral using approved suppliers (CGIs, site plans, flythroughs, housetype leaflets).
- Produce weekly reports on lead generation, marketing activity and forecast.
- Use MS Dynamics to create engaging CRM emails and SMS.
- Complete marketing section of quarterly Steps to Success review for each site.
- Participate in the planning and implementation of site marketing presentation and Show Home launches:
- Attend project meetings and work with teams across all departments to ensure show homes are delivered on time and within budget
- Coordinate Show Home interior design and choose upgrades
- Coordinate show complex landscaping ensuring schemes are compliant with RSPB requirements
- Organise signage for the show complex
- Arrange IT set up for the sales office
- Coordinate sales office fit out with BD Living
- Arrange electrical upgrades for sales complex and show homes
- Complete pre development/pre start forms
- Organise events for Show Home launches
- Work closely with PR agency to establish presence and reputation near each development.
- Arrange development and Show Home photography and 360 tours.
- Ad hoc admin - plot boards, and site literature

What You’ll Need
To be successful in the role, we are looking for:
- Educated to degree level preferably in Marketing or related subject and able to demonstrate a strong understanding of the principles of Marketing.
- Previous experience in a B2C Marketing role and ideally with some people management experience.
- Experience of campaign planning and working across a range of channels including digital and more traditional offline channels.
- The ability to manage multiple agencies and stakeholders.
- Highly pro-active with strong organisational skills and the ability to manage time effectively.
- High level of IT literacy, strong excel skills and the ability to learn a range of different IT systems.
- High level of attention to detail and a strong customer focus.
- Analytical thinking with the ability to use data to drive continuous improvement.
- Strong written and verbal communication skills.
- Ability to work as part of a team and under own initiative.
- Willingness to embrace change and adapt to new ways of working.
- Able to build strong relationships with internal colleagues and external agencies.
- Highly collaborative with willingness to share and learn from others.
