Required background: Housebuilding

Our client is an award-winning 5* housebuilder with a strong presence across Berkshire and the surrounding counties. With the region's continued growth and a number of developments starting construction, they are looking to introduce a new Marketing Manager to help grow the business's visibility.

About the Role

Reporting to a highly regarded Sales & Marketing Director, you will lead the delivery and performance of marketing campaigns across the region, ensuring high standards are maintained and helping to drive sales. Working closely with senior leadership and cross-functional teams, you will increase brand awareness, generate high-quality leads, optimise campaign performance, and help drive sales results across the business.

Key Responsibilities

Strategic Leadership & Team Management

  • Divisional Strategy: Lead the regional marketing function, creating and executing robust, best-in-class strategic activity and launch plans alongside the Sales Director
  • Team Development: Drive the efficiency and capability of the regional marketing function, using hands-on coaching and management to develop the team
  • Agency & Stakeholder Management: Build high-performing relationships with external agencies, internal technical teams, and group stakeholders to maximise media plans and drive commercial effectiveness.

Campaign Performance & Commercial Growth

  • Data-Driven Campaigning: Utilise market segmentation, consumer insights, and external data to build site-specific marketing plans delivered on time and strictly to budget.
  • Digital & CRM Strategy: Drive efficient lead generation through MS Dynamics CRM campaigns, targeted paid social media, website content optimisation, and regional PR initiatives.
  • Performance Analysis: Monitor, measure, and report on campaign ROI, overall divisional performance, and weekly lead generation metrics to drive continuous improvement.
  • Budget Oversight: Full management, monitoring, and reporting of the regional marketing budget, ensuring complete financial compliance and strict cost control.

Development Launches & Asset Delivery

  • Show Home & Complex Launches: End-to-end delivery of show home launches and sales complex setups, coordinating interior design, upgrade options, RSPB-compliant landscaping, sales office fit-outs, IT infrastructure, and launch events.
  • Asset & Collateral Creation: Manage approved suppliers to produce top-tier marketing assets including CGIs, flythroughs, 360 virtual tours, site literature, and photography.
  • On-Site Optimisation: Conduct regular site visits to support sales delivery, utilising performance tools to review slow-selling developments and adapt local marketing tactics with regional sales managers.
  • Brand Compliance: Ensure all regional marketing collateral, messaging, and process applications align strictly with company guidelines and brand standards.
