Mechanical Maintenance Engineer – High-End Commercial Location: City of London
Employer: Leading Independent Building Services Specialist
Salary: £48,000 + on-call pay + unlimited overtime Hours: Monday–Friday, 8am–5pm
The Opportunity
We are seeking a technically proficient Mechanical Maintenance Engineer with multi-skilled capabilities to join our resident team at a prestigious, high-spec commercial development in Central London.
Our client is a privately owned, independent building services specialist renowned for maintaining some of London’s most high-profile corporate environments. Built on a foundation of professional pride and engineering excellence, we manage pristine, showroom-standard plant rooms.
This role is ideal for a qualified mechanical or plumbing specialist who takes pride in their workmanship, thrives in client-facing environments, and is eager to develop basic electrical troubleshooting skills alongside core mechanical duties.
The Role
As part of a high-performing resident engineering team, your responsibilities will include:
- Daily management of Planned Preventative Maintenance (PPM) and reactive repairs across the building’s mechanical, HVAC, public health, and basic electrical systems.
- Collaboration to uphold the company’s elite engineering standards in a high-end commercial setting.

Key Responsibilities
Mechanical & HVAC Maintenance (Primary Focus)
- Plant Operations: Perform routine PPMs and rapid reactive repairs on:
- High-volume Air Handling Units (AHUs)
- Fan Coil Units (FCUs)
- Pressurisation units
- Water booster sets
- HVAC Troubleshooting: Diagnose and repair:
- Low-temp hot water (LTHW) systems
- Chilled water systems
- Commercial pump overhauls
- Valve replacements and pipework modifications
- Water Hygiene: Administer statutory tasks under ACoP L8 regulations, including:
- Temperature monitoring
- Showerhead disinfection
- Flushing regimes
- Plant Room Standards: Maintain assigned plant rooms, ensuring they are clean, safe, and representative of the company’s elite standards.
Electrical & Multi-Skilled Support (Secondary Focus)
- Basic Electrical Systems: Assist with minor tasks including:
- Fault-finding
- Lamp replacements
- Emergency lighting tests
- Safe isolation (LOTO) protocols
- Fabric Maintenance: Perform minor fabric repairs and commercial plumbing tasks to maintain building and tenant areas.
Technical Administration & Safety
- CAFM Logging: Use a modern tablet to log, update, and close work orders with precise asset details and maintenance records.
- Subcontractor Supervision: Verify that subcontractors comply with site-specific RAMS and safety protocols.

What We Are Looking For
Qualifications
- Minimum NVQ Level 3 (or City & Guilds equivalent) in Mechanical Engineering, Plumbing, or Heating & Ventilation.
- Basic Electrical Competence: Desirable (e.g., 17th/18th Edition Wiring Regulations or hands-on electrical fault-finding experience).
Experience
- Proven track record in high-end corporate offices, landlord-managed environments, or high-rise building portfolios.
Mindset & Presentation
- Exceptionally well-presented with a polished, customer-first approach.
- Comfortable in client-facing roles (interacting with corporate clients and tenants).
