Senior MEP Manager
Role Overview
The Senior MEP Manager will oversee day-to-day operations on-site, manage all site staff, and report directly to the Project Manager. This position requires a strong personality to challenge the supply chain and staff members, ensuring seamless execution of the construction programme.
Experience & Qualifications
- Proven track record on large-scale residential schemes
- SMSTS certification and relevant skills card
- Experience managing mechanical & electrical packages for schemes exceeding:
- £10m or
- 200 residential units
- Proficient in Microsoft Office (Word, Outlook, Excel) and Procore
- Demonstrated commercial awareness and ability to manage subcontractors effectively
Key Skills
- Ability to:
- Plan works, create look-aheads, and ensure materials/labour readiness
- Input into MEP subcontract packages to verify inclusivity of all items
- Manage Mechanical & Electrical packages
- Full design responsibility for MEP works from stage 3 to completion
- Strong written/verbal communication, attention to detail, and ability to meet tight deadlines
- Procore & Microsoft Office proficiency
- Input into daily briefings for coordination across all parties
- Confidence in leading/chairing meetings and drafting MEP-specific minutes
- In-depth building services regulations knowledge
- Expertise in testing & commissioning, including subcontractor methodology evaluation
- Experience with warranty providers, client Clerks of Works and Golden Thread
- Client team engagement
- Health & Safety (H&S) proficiency (e.g., access, working at heights, PPE, permits)
- Commercial awareness and contract/programme interrogation

Operational Actions
Meetings & Coordination
- Contribute to internal & external works meetings, ensuring programme deadlines for building services
- Chair the services section of construction progress meetings
- Lead a dedicated MEP subcontractor meeting for focused progress discussions
Design & Management
- Collaborate on MEP design from early stages to technical submittals
- Input into Operation & Maintenance (O&M) manuals to align with client requirements

Quality & Safety
- Review Risk Assessments (RAMs) and safe working systems before work
- Conduct QA checks (1st, mid/2nd fix) with photographic documentation
- Monitor commissioning programme, tracking certifications and test results
- Address day-to-day site issues, resolve disputes, and approve daywork sheets
- Conduct site safety inspections for Building Control, warranty providers, and Clerks of Works
Utilities & Compliance
- Oversee permanent utility installation from design to final stages
- Manage utility meters and tariff setup
- Coordinate third-party approvals (e.g., BREEAM, Building Control)
- Update site diaries with daily works/labour details
Logistics & Collaboration
- Liaise across commercial, design, logistics teams to ensure design/documentation availability
- Coordinate with H&S officers to maintain compliance
- Assess subcontractor QA timeliness and authority to halt works if necessary
- Attend sign-off meetings (e.g., DABS) as needed
- Stay informed on MEP change control
