About the Role
An established building services and engineering contractor is seeking an experienced MEP Quantity Surveyor to join its commercial team, supporting the successful delivery of major construction and data centre projects.
This position is responsible for the commercial management of Mechanical, Electrical, and Plumbing (MEP) packages from project handover through to final account settlement. Working closely with Project Managers, Commercial Managers, Procurement, Design, and Site Delivery teams, the successful candidate will ensure commercial performance, cost control, contractual compliance, and value optimisation throughout the project lifecycle.
The ideal candidate will have proven experience within MEP or Building Services environments, excellent commercial awareness, and the ability to manage multiple stakeholders while protecting project profitability.
Key Responsibilities
Commercial Management
- Manage the commercial delivery of MEP packages from project award through to final account.
- Monitor project costs, budgets, forecasts, and financial performance throughout the project lifecycle.
- Prepare and maintain accurate cost reports, valuations, and financial forecasts.
- Identify commercial risks and opportunities, implementing strategies to maximise project profitability.
- Ensure compliance with contractual obligations and commercial procedures.
Procurement & Supply Chain
- Develop procurement strategies for specialist Mechanical and Electrical packages.
- Prepare and issue enquiries, evaluate quotations, and negotiate subcontract agreements.
- Manage subcontractor procurement from tender through to final account.
- Review subcontractor applications, variations, and payment certificates.
- Build strong relationships with suppliers and subcontract partners to achieve best value.
Cost Control & Financial Reporting
- Lead the monthly Cost Value Reconciliation (CVR) process.
- Monitor actual costs against budgets and forecast project outcomes.
- Produce accurate commercial reports for senior management and project stakeholders.
- Manage change control, compensation events, and variation accounts.
- Ensure timely agreement of interim valuations and final accounts.

Contract Administration
- Administer contracts in accordance with project requirements and applicable contract forms.
- Review contract documentation to identify commercial risks and obligations.
- Prepare contractual correspondence, notices, and commercial reports.
- Support dispute avoidance and commercial issue resolution where required.
- Ensure accurate record keeping throughout project delivery.
Client & Stakeholder Engagement
- Build and maintain strong commercial relationships with clients, consultants, subcontractors, and project teams.
- Attend commercial meetings and represent the commercial function during project reviews.
- Support negotiations with clients regarding variations, valuations, and final accounts.
- Communicate commercial performance and project status to internal stakeholders.
Continuous Improvement
- Contribute to post-project commercial reviews and lessons learned.
- Support improvements to estimating norms, procurement strategies, and commercial processes.
- Assist with the development of commercial best practices across the business.
- Promote efficient project delivery while maintaining commercial compliance.

The successful candidate will have experience working within environments including:
- Mechanical & Electrical Building Services (MEP)
- Data Centres

- Industrial Facilities
- Healthcare Projects
- Pharmaceutical Facilities
- Logistics & Distribution Centres
- Mission-Critical Infrastructure
Experience managing mechanical and electrical packages on complex construction projects would be highly advantageous.

Candidate Requirements
Essential
- Proven experience as a Quantity Surveyor within Mechanical & Electrical (MEP) or Building Services environments.
- Strong understanding of commercial management throughout the construction project lifecycle.
- Experience managing subcontractor procurement, valuations, variations, and final accounts.
- Excellent knowledge of cost planning, forecasting, budgeting, and financial reporting.
- Good understanding of construction contracts and commercial administration.
- Strong negotiation, communication, and stakeholder management skills.
- Ability to manage multiple projects and priorities simultaneously.
- Commercially aware with excellent analytical and problem-solving skills.
Desirable
- Experience delivering Data Centre or Mission-Critical projects.
- Knowledge of NEC, JCT, or FIDIC forms of contract.
- Experience working with Tier 1 Contractors or Building Services Contractors.
- Familiarity with cost management and commercial reporting software.
- Experience participating in procurement strategy and value engineering initiatives.
Qualifications & Certifications
Preferred
- Degree in Quantity Surveying, Commercial Management, Construction Management, or a related discipline.
- Membership of RICS, CIOB, or equivalent professional body (or working towards).
- Relevant Health & Safety certification (CSCS desirable).
- Further qualifications in commercial or contract management would be advantageous.
