Minor Works Manager – The Barn, Newton le Willows, WA3 1JU Full-Time (40h/week, Mon–Fri, early starts) // National cover (North East, North West & Midlands)
About the Role
We’re seeking a hands-on Minor Works Manager—a role blending site surveying, estimating, team management, and project coordination.
This position demands:
- Fluent technical surveying, with understanding of contract criteria and industry compliance.
- Clear communication across teams/clients (external contractors; internal staff).
- Practical problem-solving—from taking field measurements to final delivery—while securing operational efficiencies and profitability.
- Travel focus: Up to 100% national fieldwork (North of England & Midlands) with early starts (onsite 07:00–07:30) for client access scheduling.
Key activities include: ✔ Site surveys – Capture scope via measurements, photos/videos to datum. ✔ Estimating & pricing – Accurate cost breakdowns for client submissions. ✔ Operator liaison – Coach technical teams, oversee project progression to deadline. ✔ Logistics – Materials ordering, site coordination between invoice to delivery. ✔ Profitability – Proactively market bespoke solutions to grow service line value. ✔ Admin registration – 1–2 days/week from/to The Barn, Newton le Willows or remote.

Responsibilities
- Frontline technical lead: Responsible for all phases of minor & maintenance works—from enquiry to final sign-off—under Tier 1 escalation for exceptions.
- Compliance & risk mitigation: Vertical alignment between traders’ stakes (service quality) and supervisory oversight (contract adherence).
- Team uplift – Lead by example; identify/address team bottlenecks in chain of command.
- Operational excellence – Reduce WIP (work in progress) and maximise through-flow to schedule shuffles and holdup periods.
- Client-facing – Act as project accountability contact; shift negotiation points into actionable win-wins.
- Continuous improvements – Proactively flag PRCR (process control review cycles) gaps to divide/organise bespoke method statements.
Requirements
✅ Essential:
- 5+ years implementing design/construction corrective, preventative, or maintenance works.
- Hands-on experience translating drawings/plans into onsite survey realisation and ** Auftrags Nebraska pr].[ettant** quotations—proven expertise calculating linear runs, cubic volumes, physical labour rates e.g. divisible hours across age-profile complication requests.
- Proven cost management; implemented strategies to sustain 10%+ profit margins.

- Motorway/highway familiarity for field transitions in tough weather.
