Job Purpose
To carry out Planned Preventative Maintenance (PPM), Reactive Maintenance and extra works/emergencies in line with contract requirements on Mechanical and Electrical Services.

- To be responsive and helpful and complete the required tasks set.
- Be part of a cohesive working team which aims to provide a high level of service to the client.
Key Responsibilities And Duties
- To carry out PPM in line with set schedules, ensuring engineering standards are maintained to maximise the working effectiveness and reliability of the plant and associated electrical and mechanical systems.
- Adherence to set engineering standards in line with Health and Safety at Work Act (HASAWA) requirements.
- To ensure onsite Quality Assurance procedures are followed in all respects and to maintain accurate records and documents related to the electrical and mechanical aspects of the PPM and plant.
- To respond in a prompt and effective manner to all electrically and mechanically related reactive maintenance issues and help desk requests.
- To coordinate initial actions related to all requests from the client.
- To coordinate visiting specialist subcontractors related to electrical and mechanical aspects of the PPM schedules.
- To respond to call-outs and cover breakdowns and emergencies related to the electrical and mechanical services aspects of the contract as required.
- Electrical and mechanical fault finding related to the PPM or Reactive maintenance of the site.
- Repair of electrical systems and controls related to Heating and Ventilation Building Services.
- Repair and maintenance of lighting and distribution systems.
- Assist other trades as needed.
- To attend monthly site meetings as required.
- To provide reports about work and equipment as required.
- To undertake various duties as requested by the Client.
- To actively work towards the growth of the contract into other service provisions, whether Mechanical and Electrical, Like-for-Like replacements, Project works, FM Soft Services, etc.
- Carry out any repairs to internal and external doors as required.
- Repair of any Plumbing or Mechanical systems.

Working Relationships
Internal
Work with Shift Leader and/or Services Supervisor, Engineering Services Manager.
External
Work with Client Representative, Service Providers and Material Suppliers.
Person Requirements
Skills, Experience, Knowledge and Qualifications
The knowledge, skills, qualifications and experience relevant to the position are:
Essential
- City & Guilds Parts 1 and 2 (Electrical Installation 2360) or recognised equivalent; or
- 17th Edition Institute of Electrical Engineers (I.E.E) Registration or recognised equivalent; or
- Electrical Apprenticeship – gained within the building maintenance industry; and
- Health and Safety Training; and
- GCSE (or 'O' Level equivalent) passes in Maths and English or recognised equivalent; and
- Experience with similar maintenance duties including fault finding and fixing.
- Experience in the Electrical aspects of general building PPM schedules.
- Experienced in electrical installation work.
- 17th edition Level 3 City & Guilds Certificate 2391-10 in inspection, testing and certification of electrical installations to BS 7671 standard.
- ONC/HNC in mechanical or equivalent.
- Must be compliant on F Gas/Gas Safe.

Desirable
- City & Guilds Part 3 (Electrical Installation 2360) or recognised equivalent.
- Experience in computer PPM management systems (Concept 300).
- Experience with Uninterruptible Power Supply (UPS).
- Experienced in High Voltage switching.
- Basic Mechanical experience/knowledge.
- Supervisory experience for future development.
