New Business Manager – North Scotland

Location: North Scotland & Islands (field-based)

Contract: Permanent

Hours: Monday – Friday, 09:00 – 17:30 (with flexibility for evenings and weekends where required)

We’re looking for a New Business Manager to join our North Scotland region, someone who thrives in a fast-paced, target-driven environment and enjoys building relationships that drive real commercial impact.

This is a field-based role where you’ll take ownership of growing your region through acquiring high-quality properties, building a strong local network, and shaping the success of each property from the very beginning. You’ll need to be comfortable travelling extensively across North Scotland and the Islands, managing your own diary effectively to maximise opportunity and performance.

What You’ll Be Doing

  • Driving property acquisition across North Scotland and the Islands, focusing on high-quality homes in high-demand locations
  • Building and managing a strong pipeline of opportunities through networking, research, referrals, events and proactive outreach
  • Confidently presenting and selling our owner proposition, tailoring your approach to each potential owner
  • Developing local partnerships with estate agents, developers, trades and other key stakeholders to support organic growth
  • Ensuring each new property is launched to the highest standard, including pricing, photography and listing quality
  • Using data and local market insight to shape pricing strategies and revenue projections
  • Negotiating commercially sound agreements that benefit both the owner and the business
  • Acting as a brand ambassador in your region, representing Travel Chapter at meetings, events and industry functions
  • Collaborating closely with internal teams to ensure a seamless and high-quality owner journey
  • Working to and exceeding KPIs across appointments, property sign-ups and revenue generation

What We’re Looking For

  • Strong communication and influencing skills, with the ability to build trust and credibility quickly
  • A results-driven mindset with a track record of meeting or exceeding sales targets
  • Proven experience in field-based sales, including managing your own diary and time effectively
  • Confidence working independently across a large geographical area
  • Commercial awareness and the ability to negotiate effectively
  • Confidence working with data to inform pricing and revenue decisions
  • Experience managing a pipeline and using CRM systems (Salesforce or similar)
  • Excellent organisation and time management skills
  • A proactive, self-motivated approach with strong problem-solving ability
  • Good knowledge of the North Scotland region
  • Strong IT, numeracy and literacy skills
  • A full, clean UK driving licence and willingness to travel extensively

  • Experience within the holiday letting or wider travel/tourism industry
  • An eye for property presentation, including photography or interior styling
