Join our vibrant, inclusive team as a Permanent Operations Manager based in Kinloss, covering Lossiemouth, Elgin, Kinloss, Inverness, and Aberdeen. This role forms part of Amey’s Regional Accommodation Maintenance Service (RAMS) contracts associated with the MOD’s Future Defence Infrastructure Services (FDIS), spanning Central/Northern England, Wales, Scotland, and Northern Ireland. Responsible for overseeing approximately 25,000 homes, the role covers preventative maintenance, improvement projects, reactive works, and statutory compliance.
📅 Hours: Monday–Friday, 37.5 hours per week
About the Role
As the Operations Manager, you will drive the operational delivery of estate management, including planning, directing, and controlling daily activities. Critical responsibilities include:
- Managing the timely, compliant execution of maintenance and response works in alignment with MoD Mandatory requirements, Health & Safety, and Environmental standards.
- Coordinating Operatives and Skilled Persons (JSP 375) for safe working and project completion.
- Acting as the Method Statement Coordinator, ensuring consistent risk assessments.
- Partnering with end-users to develop and submit new work requirements and projects.
Focused on consistent performance against statutory, mandatory, and reactive indicators, this role demands leadership, technical expertise, and robust supplier-chain management skills.

What You Will Do

Maintenance Delivery:
- Oversee planned and reactive maintenance, ensuring regulatory adherence and operational efficiency.

Risk & Compliance:
- Approve and coordinate Risk Assessments/Method Statements, acting as Method Statement Coordinator as needed.
- Align with JSP 375 guidance and contractual Workforce Standards.

Project & User Engagement:
- Facilitate Additional Works project submissions for new requirements.
- Collaborate with end-users on work development and approvals.
What You Will Bring
Ideal Candidate Profile: ✔ A record of managing/supervising Construction, Property Maintenance, or related technical teams. ✔ A management-level H&S (e.g., SMSTS) qualification or equivalent experience. ✔ A HNC, Level 4 qualification (or equivalent) in:
- Building/Civil Engineering
- Electrical/Mechanical Engineering
- (or related discipline via experience).
