Maintenance Associate

Key Responsibilities
Operations Management (80%)
Perform routine HVAC, electrical, mechanical, plumbing, carpentry, painting, finishing, and maintenance tasks, while ensuring compliance with company, federal, state, and local standards. Key duties include:

- Technical maintenance & repairs of:
- HVAC systems (preventative & emergency troubleshooting)
- Electrical systems (per NEC guidelines)
- Plumbing systems (local codes compliance)
- Pumps, motors, generators, compressors, etc.
- Conduct preventative HVAC & facility maintenance per established schedules.
- Ensure all supply & equipment needs are escalated to the supervisor.
- Complete unscheduled maintenance tasks and resolve work orders within 24-48 hours.
- Solidify survey readiness through maintenance compliance.
- Enforce a clean, safe environment by:
- Escorting vendors
- Assisting in inventory
- Conducting training
- Acting as a working team leader when needed
- Security backup duties:
- Perform rounds
- Respond as necessary
- Complete incident reports
Quality, Compliance, and Risk Management (15%)
- Maintain clean work areas and ensure equipment/tools/equipment are stored correctly.
- Follow safety protocols and OSHA requirements.
- Adhere to EPA, universal precautions, infection control standards, and building codes.
- Maintain accurate documentation for company procedures and inspections.
- Share departmental observations to improve quality and efficiency.
- Attend team meetings & training sessions as required.
Customer Relations & Service Delivery (5%)
- Actively listen and respond to needs of residents and staff.
- Respect resident property rights while conducting tasks.
- Perform additional duties as assigned.

Qualifications
Education
- High school diploma or equivalent (required).
Certifications (preferred but not required):
- Refrigerant handler certification
- HVAC certification
- Boiler Operator / Steam Engineer License
Experience & Technical Knowledge
- At least 1 year in a maintenance position.
- Strong fundamentals in:
- HVAC, boilers, compressors, generators
- Mechanical & electrical systems
- Building codes, EPA regulations & OSHA standards (preferred).
- Experience reading & interpreting blueprints (a plus).
- Proficient in:
- Windows & Microsoft Office (Word, Excel, PowerPoint)
- Internet-based tools & systems (preferred).
Soft Skills & Workforce Compliance
- Fluent in English (reading, writing, speaking).
- Must hold a valid driver’s license with an acceptable driving record.
- Able to qualify for professional liability & crime coverage as per insurance standards.
Work Environment & Physical Demands
- Sitting: Up to 4 hours/day.
- Standing: Up to 8 hours/day.
- Walking: Up to 6 hours/day.
- Lifting/Transferring/Pushing/Pulling: Up to 100 pounds.
- On-site driving: Up to 1–2 hours per shift.
- ** flexible scheduling**: Must work weekends, evenings, and holidays as needed.
- On-call availability: 24/7 for emergencies.
- Potential exposure to:
- Residents with multiple medical conditions.
- Possible falls, burns, odors, and cuts during shift.
- Infectious waste & bloodborne pathogens (risk category: II) – Hepatitis B & HIV exposure risks.
