PFI Expiry Co-Ordinator – Hard FM
University Hospital Wishaw
Full time – Permanent, 37.5 hours per week.
£45,000- £50,000 per annum plus Serco benefits
Serco are recruiting for a PFI Hard FM Hand back Co-ordinator to join the team, this role will work with the Regional Hand back Manager to support Serco’s delivery of contractual obligations in the hand back of University Hospital Wishaw, and any other contracts identified, ensuring all works, documentation, and asset conditions meet the standards agreed with the SPV client and NHS customer.
Main Accountabilities
- Support the planning and execution of hand back activities, ensuring compliance with PFI contractual clauses.
- Work with Serco colleagues on lifecycle and backlog works, ensuring assets are compliant, safe, and fit for continued use.
- Act as the day-to-day point of contact for all hand back matters with the Serco site team, SPV, NHS Board, and consultants.
- Support the general activity and validation of condition surveys, ensuring works are documented and align with asset performance requirements.
- Maintain the contract hand back programme and risk register, tracking progress against milestones and escalating risks as needed.
- Ensure accurate and complete submission of hand back documentation, including O&M manuals, compliance certificates, and maintenance logs.
- Support as required with negotiations and technical dispute resolution on condition, compliance, or lifecycle issues.
- Report progress regularly to internal leadership and external stakeholders.

| Degree/HND in FM, Engineering, Construction, or equivalent | Membership of IWFM, IHEEM, or similar professional body |
| Experience | |
| Hard FM experience within a healthcare PFI project | Experience with contract expiry/hand back phases |
| Demonstrated knowledge of lifecycle, compliance, and contract management | Working knowledge of ISO 55000 or similar asset frameworks |
| Familiarity with healthcare-specific standards (HTMs/SHTMs, HBNs, SFG20, CQC) | |
| Skills & Knowledge | |
| Ability to read and interpret technical/contractual documentation | Familiarity with NHS Board processes or governance |
| Proficient in CAFM systems, Microsoft Office, and asset databases | Use of document control or compliance management tools |
| Strong stakeholder communication and negotiation skills | |
