Position: Planning Manager

Reporting to: Head of Planning

Region: The Midlands region covering Worcestershire, Herefordshire, Shropshire, Staffordshire, West Midlands, Warwickshire, and Northamptonshire

Planning Manager – Job purpose:

The Planning Manager is responsible for advising the business on town planning matters, managing the planning application process on multiple projects, and engaging with key stakeholders to deliver successful planning outcomes. To ensure that we can deliver the highest quality homes on time and to best value.

Planning Manager – About you:

  • Royal Town Planning Institute (RTPI) accredited degree.
  • Associate or Licentiate membership of RTPI (desirable).
  • Proven experience, of managing and delivering planning approvals for residential volume housing programmes.
  • Experience working for a residential developer, consultancy, or housing association.
  • Budget and programme management experience.
  • A solid understanding of the planning processes, regulations, and key stakeholders in the Western region covering Gloucestershire, Bristol, and North Somerset, particularly those Local Planning Authorities within the Region in which they are based.
  • Planning, organisation, and prioritisation skills with the ability to multi-task.
  • Drive for results.
  • Problem solving and effective risk management.
  • Report writing and clear verbal communication skills.
  • Strong relationship management skills.
  • Programme and budget management.
  • Attention to detail to ensure quality and consistency.
  • Skilled negotiator and at ease collaborating / building relationships internally and externally.
  • Strong stakeholder engagement and communication skills (written and verbal).
  • A strong self-starter, able to seek out answers and work with sometimes ambiguous timescales.
  • Strong problem-solving skills, react well to adversity and setbacks, and able to proactively provide strategies and solutions to resolve issues.
  • Strong organisation and prioritisation skills with the ability to multi-task.
  • IT literate with strong capability using MS packages.

Planning Manager – About the role:

  • Undertake planning appraisals of potential sites, identifying key risks and opportunities, and making recommendations in terms of the planning potential, strategy, and planning programme.
  • Complete appropriate due diligence on all land offers and land acquired, ensuring any risks are accurately identified and strategies / costs provided to mitigate these.
  • Manage the project team in the preparation and submission of high-quality planning applications.
  • Establish strong relationships with internal and external stakeholders to ensure the schemes are delivered in a timely manner and provide best value to our customers.
  • Run minor replan applications to gain approval in line with the critical path for construction.
  • Negotiate planning and S106 agreements with Local Authorities.
  • Support the in-house construction teams in the timely discharge of planning conditions and S106 obligations.
  • Work collaboratively with colleagues across all disciplines to ensure we are delivering planning schemes that meet customer and business needs.
  • Maintain industry knowledge to ensure we comply with the relevant planning policy, legislation, and regulatory frameworks.
  • Support innovation and constant development within the planning function and processes.
  • Adopt a culture of continuous improvement, proactively looking for better ways of working.
