Job Title: Retail Project Manager (Real Estate & Fit-Out)

The ideal candidate will coordinate, oversee, and deliver high-impact retail projects—including new store openings, shop expansions, fit-outs, and refurbishments—tighter deadlines and budgets. This position will drive technical excellence, compliance, and client, internal, and external stakeholder alignment across multiple luxury retail environments.
Key Responsibilities
As the Retail Project Manager, you will:

Budgeting and Cost Management
- Conduct cost analyses and prepare investment budgets for each phase, aligning with design parameters.
- Collaborate with the Purchasing & Procurement Team to review, evaluate, and select optimal suppliers for materials, labour, and services based on quality, reliability, and cost.

Project Coordination & Execution
- Oversee and kick-start new projects (stores, partnerships, expansions) by collecting all relevant requirements from key stakeholders, including design concepts, timelines, and key performance indicators (KPIs).
- Plan, schedule, and supervise on-site activities—designer meetings, tradespeople, installation teams, and third-party vendors—to ensure projects stay on track for launch dates.
- Act as the liaison between:
- Designer, Studio, and Client teams
- Property Management/Dentwicklung
- Regulators & municipal authorities (e.g., permits, licenses, fire safety, zoning compliance)
- Adhere to local legislation, OH&S protocols, and corporate sustainability guidelines.

Contract & Compliance
- Draft fit-out agreements, construction contracts, and service contracts with input from Global Legal (HQ), ensuring compliance with business requirements & standards, alignment with budgets, and timely approvals.
- Verify technical feasibility of project parameters, mitigating risks before construction begins.
- Certify that contractors meet corporate quality standards, timelines, and regulatory compliance through pre-execution walkthroughs, field visits, and post-delivery evaluations.

Design & Maintenance Oversight
- Manage relations with third-party firms (architects, engineers, and suppliers) to review approved project plans and flag deviations effectively.
- Plan and execute store maintenance and refresh programs while ensuring maintenance aligns with established quality benchmarks and deadlines.
- Maintain accurate architectural documentation, as-built drawings, digital asset library (photographic records, 3D scans), and layout plans for audits, troubleshooting, and future reference.

- Vendors and Continuous Improvement
- Regularly assess and introduce and evaluate new business partners (contractors, designers, maintenance teams) to reduce cost and enhance value.
- Implement continuous improvement in procurement, quality, and logistics for existing and future projects—aligning with global sustainability and ethical sourcing standards.
Required Qualifications & Experience
Education
- Mention must include Bachelor’s degree (or equivalent) in:
- Architecture
- Interior Design
- Property Development/Real Estate Management, or Surveying/Civil Engineering
- Supplementary coursework in project management will be positive but not mandatory.
Minimum Experience
- 5+ years as a Retail Project Manager, with a proven track record of delivering projects from early design phase to Handover:
- Experience coordinating between design, construction, legal, and custodial teams.
- Experience in a real estate development/retail-leased fit-out context preferred.
- Strong command of luxury retail landscape (e.g., interior design sensibilities, security standards, hospitality requirements).
- Experience received on-location (e.g., managing installation teams, visiting construction sites).
Technical Skills & Competencies
- Design Tools: Fluency in AutoCAD and proficiency in 3D modelling (Revit, SketchUp a bonus)
- Business Tech: SAP, Microsoft Office Suite, Excel (analysis, pivot tables, macros).
- Languages: Native proficiency in Italian, near-fluent in English (BE/EE-Speak preferred).
Key Behaviours
- Ability to mirror the assertive firmness and diplomacy demanded of a luxury brand—client-facing with partners from all tiers.
- Attention to detail balanced with adaptability to shifting priorities.
- Strong network of external contacts (contractors, certifiers, engineers).
- Excellent Ethics & Stewardship compliance—a critical component of the luxury sector’s integrity.
Preferred Qualifications
- Proven Versace/Prada or similar brand-engagement experience
- Proficient with clothing fixture design modes, commercial kitchen/furnishings ourfitting solutions
- Extensive regulatory expertise tied to higher-end locations (e.g., ** heritage/restricted areas, messaging sensitivity**)
- Experience in managing shop-in-shop and conceptual activations (e.g., shopper crawls & experiential partnerships)
- Free-hand sketch ability or proficiency with design software designed for interior concepts validation (e.g. Lumion, Enscape)
