Role Description: Full-Time Principal Designer (CDM/BSR Gateway) – Birmingham
Location: Birmingham Position: Principal Designer (CDM / BSR Gateway)
The Principal Designer will lead CDM (Construction (Design and Management) Regulations) compliance and Building Safety Regulator (BSR) gateway assessments across a portfolio of High-Rise and HRB-recognised developments.
Key Responsibilities:
- Design Risk Management:
- Coordinate and oversee design risk assessment processes to identify, manage, and mitigate foreseeable health and safety risks.
- Chair design risk workshops to engage multidisciplinary teams.

Regulatory Compliance & Advice:
- Advise clients and project teams on CDM and BSR obligations, ensuring adherence to building safety requirements.
- Prepare, review, and maintain key documentation, including:
- Pre-construction information
- Health and safety files
- BSR gateway submissions
- Building Safety Act compliance materials

Collaboration & Mentorship:
- Liaise with statutory bodies, contractors, and regulators.
- Mentor junior team members while fostering continuous process improvement in CDM and building safety provisions.
Qualifications & Experience

Massive Demonstrated Knowledge:
- Extensive understanding of CDM Regulations 2015, the Building Safety Act 2022, and BSR gateway assessments.

Professional Qualification:
- Chartered status preferred (e.g., RICS, CIOB, ICE, RIBA), or actively pursuing qualification.
- Construction, architecture, engineering, or surveying background.

- Proven success as a Principal Designer in CDM / BSR roles for complex projects.

Technical & Communication Skills:
- Ability to lead multidisciplinary teams and facilitate design review meetings.
- Clear communication with clients, contractors, and regulatory bodies.

Technical & Logistical Proficiency:
- Competent in preparing CDM documentation:
- Pre-construction information
- Design risk registers
- BSR gateways & Building Reg requirements
- Up-to-date knowledge of UK health/safety legislation and industry best practices.

- Strong analytical problem-solving and report-writing proficiency.
- High attention to detail and ability to manage deadlines across multiple projects.
- Regular site visits, strong self-management, and time-keeping.
- Digital collaboration fluency (MS Office, common data environments preferred).
