Salary & Terms
£38,000 to £45,000 plus excellent benefits (Work Level 6A) Full time, 37.5 hours Location: Bristol / Stratford-upon-Avon Hybrid working – 3 days in office, 2 days remote (find our hybrid policy here)
We’re looking for a Probate Property Team Leader to join our Probate Operations team at Co-op Legal Services.
About the Role
In this People Manager role, you’ll:
- Coach, mentor, and develop your team to deliver high-quality property services, strong case progression, and exceptional client outcomes.
- No client sourcing required—we’ll provide your workload.
- Join a fast-growing, innovative legal business, using technology to meet evolving client needs.
Responsibilities
Leadership & Team Management
- Lead, develop, and motivate your team to meet performance targets.
- Fulfil all line management duties, including development and wellbeing support.
Technical & Quality Oversight
- Drive improving all property work within the team, including legal and technical audits of case managers.
- Champion client-focused excellence and outstanding service delivery.
- Identify opportunities for continuous improvement, and implement positive change across the team and team function.

Essential Criteria
We’re keeping requirements to a minimum—you’ll need:
- A strong working knowledge of:
- Land Law, Land Registration, and the Conveyancing process.
- Trusts and Equity, including Land Registration rules for equitable interests (both registered and unregistered property).
- Technical expertise to:
- Title check (freehold, leasehold, registered, and unregistered) properties.
- Arrange property registrations (e.g. various dispositions, first registrations, adverse possession claims).
- Deep property knowledge, particularly with Assents—able to assess and resolve complex legal issues.
- Strong ability to mentor and develop colleagues, enhancing their performance and confidence.
- Analytical and organisational skills to:
- Interpret and leverage management information (MI).
- Manage a full caseload of files alongside managerial and technical responsibilities.
