Property Accountant (Client-side)
Location: Oxford
Salary: £49,000 – £55,000 + Benefits
Hours: Full-time, Monday to Friday (Office Based)
About the Role
We are seeking a commercially minded Property Accountant to join a client-side property team in Oxford. This role is responsible for the day-to-day accounting of a diverse commercial property portfolio, overseeing rent accounting, service charge administration, budgeting and financial reporting.
Working closely with the Estate & Asset Manager and the wider finance team, you will ensure rental income is accurately billed and collected, service charges are effectively managed and reconciled, and financial reporting is delivered to a high standard.
This is an excellent opportunity for an experienced property accountant looking to take ownership of a varied portfolio.
Key Responsibilities
Rent & Tenant Accounting
- Maintain lease and tenancy records within the property management system, ensuring rent reviews, lease events and key dates are accurately recorded.
- Raise monthly and quarterly rent demands, utility recharges and other tenant invoices in accordance with lease agreements.
- Allocate tenant receipts, maintain the rent ledger and produce aged debt reports.
- Support credit control activities and assist in recovering outstanding balances.
- Process rent reviews, lease renewals and tenant changes.

Service Charge
- Prepare annual service charge budgets and issue on-account demands.
- Monitor expenditure against budget, investigating and explaining variances.
- Prepare year-end service charge reconciliations, balancing charges and credits in accordance with lease provisions and RICS guidelines.
- Ensure accurate recovery of all recoverable costs.
Budgeting & Financial Reporting
- Assist with the preparation of annual property budgets and periodic forecasts.
- Produce monthly management accounts for the property portfolio, including variance analysis.
- Maintain accurate financial and property records within the property management system.
- Produce ad hoc financial reports and analysis for management.
Financial Control & Compliance
- Complete month-end accounting activities, including accruals, prepayments, deferred income and reconciliations.
- Perform bank reconciliations and allocate payments.
- Maintain VAT compliance across property transactions.
- Support the year-end audit process by preparing working papers and responding to auditor queries.
- Identify opportunities to improve accounting processes and financial controls.

About You
Essential
- Qualified, part-qualified or qualified by experience (ACCA, ACA, CIMA, AAT or equivalent).
- Previous property or real estate accounting experience, including rent and service charge accounting.
- Strong understanding of service charge budgeting, reconciliation and cost recovery.
- Excellent Excel skills and experience using property management or accounting systems.
- Highly organised with excellent attention to detail and the ability to manage competing deadlines.
- Strong communication skills with the confidence to liaise with property managers, tenants and auditors.
Desirable
- Experience using Horizon or similar property management software such as MRI, Yardi or Qube.
- Knowledge of property VAT and the Option to Tax.
- Understanding of the RICS Professional Statement on Commercial Service Charges.
- Experience within a commercial property environment.
