About the Role
We’re seeking an experienced Project Delivery Manager to lead the delivery of minor works and complex repairs across our housing portfolio. You’ll manage a team of surveyors, oversee contractors, and ensure works are delivered safely, on time, within budget, and to a high standard. This is a key leadership role focused on driving service performance, compliance, and customer satisfaction, delivering high-quality outcomes for residents.
Key Responsibilities

Team Leadership
- Lead, manage, and develop a team of surveyors, setting clear objectives to drive performance, quality, and productivity.
- Provide technical guidance and foster a culture of accountability, customer focus, and continuous improvement.

Service Delivery
- Oversee the delivery of minor works and complex repairs, ensuring accurate diagnosis, scoping, and specification.
- Monitor progress against plans, budgets, and KPIs, and manage high-risk cases (e.g., disrepair and complaints) to deliver high-quality outcomes first time.

Contractor & Supply Chain Management
- Manage contractors and framework partners, monitoring performance against KPIs, SLAs, quality, and compliance standards.
- Lead performance reviews, drive continuous improvement, and administer contracts (variations, valuations, issue resolutions).

Compliance & Health & Safety
- Ensure all works comply with H&S, CDM, building regulations, Awaab’s Law, and HHSRS.
- Verify robust risk assessments (RAMS), safe systems of work, and monitor site safety and contractor compliance.

Customer Focus
- Maintain excellent customer service throughout the works lifecycle.
- Manage escalated complaints and complex cases, support vulnerable residents, and reduce repeat issues.

Financial & Performance Management
- Manage budgets (c. £1m), ensuring value for money through effective cost control and procurement.
- Monitor financial performance, forecasts, and reporting, using data and KPIs to drive service improvement.

Stakeholder Engagement
- Build strong relationships across internal teams and external partners, collaborating for service outcomes.
- Provide clear reporting to senior management.
More About You
Education & Qualifications
- Educated to GCSE level (or equivalent) in Maths and English (Grades A-C)*
- Professional qualification in surveying, construction, or a related discipline
Experience & Knowledge
- Delivery of minor works or repairs in social housing or a similar environment
- Strong knowledge of building construction, repairs, and housing legislation (including Awaab’s Law, HHSRS, and Health & Safety)
- Proven experience managing contractor performance (KPIs, SLAs, service delivery)
- Team leadership and driving high-performance cultures
- Experience in contract management, governance, and service quality control
- Budget and cost control, financial awareness
- Data analysis and performance reporting skills
- Driving service improvements using complaints, escalations, and performance data
Contributory Skills
- Full UK driving licence with access to a vehicle
- Excellent communication, organisation, and stakeholder management skills
