Project Director, Edinburgh

A well-regarded regional contractor has won a prestigious 208-unit student accommodation new build scheme in Edinburgh and needs an exceptional individual to run it from the ground up.

This is a 2-year fixed term contract starting early August 2026, with a site start of 1 September 2026 and completion July 2028. With the contractor actively growing their presence in Scotland, there is a genuine route to a permanent role for the right person as further projects are secured in the region.

You will take full ownership of this scheme as Project Director. No hand-holding. No micromanagement. You will build your own lean site team, manage the programme and subcontractors, and deliver one of Edinburgh's most exciting student accommodation projects.

What we need:

  • Proven experience as a Project Director (or equivalent senior delivery role) on large-scale, high-value new build projects
  • Concrete / RC frame experience (non-negotiable)
  • A self-starter who can run a complex scheme with minimal escalation
  • Strong commercial and programme management skills
  • Local to Edinburgh or commutable for daily on-site presence
