About the Company
A well-established, design-led commercial fit-out specialist with a strong reputation for delivering high-quality workplace projects across London and the South East. The business continues to grow through repeat clients, strong relationships, and a commitment to excellence in both design and delivery. To support this growth, the company is seeking a senior-level Project Director to lead client engagement, project strategy, team performance, and commercial outcomes across multiple projects.
Role Overview
Project Directors are central to the success of the business, acting as senior representatives and key contacts for both clients and internal teams. They must consistently demonstrate exemplary behaviour, leadership, and proactivity when facing daily challenges and opportunities.
Financial performance is a critical part of the role, given the company’s significant investment in people and business development. While sales opportunities naturally fluctuate, Project Directors are expected to show tenacity and strict adherence to established processes during periods where targets are missed, ensuring maximum effort is applied to business acquisition. As future leaders of the organisation, Project Directors must uphold the company’s “one team” ethos, modelling the right behaviours regardless of short-term results. Their conduct, leadership, and professional standards directly reflect company values and are recognised accordingly.

- Constantly preserve and enhance GP position on projects, working closely with Design and Commercial teams to achieve agreed targets.
- Review project viability, commercial positioning, and margin protection throughout the project lifecycle.
- Support business development efforts by maintaining strong relationships with repeat clients and work introducers.
Project Ownership & Delivery
- Take full ownership of each project from first appointment through to handover, leading the team and client journey end-to-end.
- Ensure prior planning is thorough and deadlines are consistently met.
- Direct and attend kick-off meetings, ensuring clarity of scope, strategy, and expectations.
- Ensure a clear design storyboard is in place for each pitch and communicated across the team.
- Direct and coordinate 24-hour and 48-hour rehearsals to ensure pitch excellence.
Leadership, Coaching & Team Culture
- Act as a coach and mentor to project team members, promoting accountability, continuous improvement, and cohesion.
- Set the behavioural tone for the team — modelling professionalism, punctuality, and proactive communication.
- Uphold the “one team” culture by demonstrating consistent, positive conduct regardless of short-term outcomes.
Communication & Professional Standards
- Ensure emails are read and actioned promptly, maintaining high standards of responsiveness.
- Maintain strong email etiquette with clients, colleagues, and senior management.
- Attend and prepare for weekly sales meetings to review pipeline, progress, and opportunities.

Client Engagement & Relationship Building
- Proactively develop relationships with repeat clients and work introducers to support ongoing pipeline growth.
- Represent the business confidently and professionally in all client interactions.
- Ensure client expectations are managed clearly and consistently throughout each project.
Skills & Experience Required
- Proven experience as a Project Director or Senior Project Manager within Design & Build or commercial fit-out.
- Strong commercial awareness with the ability to protect and enhance project GP.
- Excellent leadership, coaching, and team-building skills.
- Strong presentation and pitch experience, including leading rehearsals and client-facing sessions.
- Outstanding communication skills with a commitment to professional standards.
- Ability to manage multiple projects and deadlines with strong organisational discipline.
- Confident in building client relationships and supporting business development activity.
- Collaborative mindset aligned with a “one team” culture.
