Role Overview
We are seeking a high-calibre Project Director to spearhead a landmark major construction project based in the West Yorkshire area. You will play a pivotal role from the earliest stages, leading the Pre-Construction Services Agreement (PCSA) phase to ensure robust planning, commercial viability, and design finalisation. Beyond pre-construction, you will provide strategic oversight to the operational delivery team, ensuring a seamless transition into construction and driving the project to a successful, high-quality completion.
Where our client would be looking to engage the suitable person on a freelance/contract basis for 2 years+.
Key Responsibilities
- PCSA Leadership: Drive the pre-construction phase, managing design development, value engineering, risk mitigation, and procurement strategies.
- Client & Stakeholder Management: Act as the primary point of contact for the client, build control, and key stakeholders to maintain alignment and trust.
- Operational Oversight: Provide high-level direction and mentorship to the onsite delivery teams, ensuring safety, quality, and progress mirror the project plan.
- Commercial & Financial Governance: Oversee budget management, cost forecasting, and contract negotiations to protect project margins.
- Programme Management: Ensure the overarching master programme is realistic, robust, and rigorously maintained by the delivery team.

- Major Projects Track Record: Proven experience delivering major construction schemes (valued at £100m+) from inception to handover.
- PCSA Expertise: Deep understanding of pre-construction processes, two-stage tendering, and managing complex design interfaces.
- Leadership Excellence: Strong ability to manage, inspire, and hold operational delivery teams accountable.
- Commercial Acumen: Thorough knowledge of major construction contracts (e.g., NEC4, JCT) and commercial risk management.
