About Galaxy Real Estate
Galaxy Real Estate is a West London-based commercial property group, specialising in acquisition, development, and investment across the UK. We are scaling our development activity and currently oversee multiple industrial and warehouse subdivision and refurbishment schemes nationwide. We are seeking a delivery-focused surveyor or project manager to implement our projects on the ground.
About the Role
This role reports directly to the Senior Partners and involves owning 3–4+ concurrent commercial refurbishment and warehouse subdivision projects across the UK. You will manage projects from feasibility and procurement to practical completion and handover, acting as the employer’s agent/contract administrator and single point of accountability for programme, cost, and quality.
What You’ll Do
- Manage the delivery of 3–4+ simultaneous industrial/warehouse subdivision and refurbishment projects across the UK
- Prepare and challenge schedules of works, specifications, and cost plans
- Tender and procure main contractors and consultants; manage their appointments
- Act as contract administrator/employer’s agent under JCT contracts, including:
- Processing interim valuations, instructions, variations, and final accounts
- Control cost, programme, and quality, and chair site meetings, reporting progress to the Senior Partners
- Coordinate M&E, drainage, fire compartmentation, service separation, and sub-metering
- Manage statutory matters, including:
- Building Control compliance
- CDM 2015 duties
- Planning condition discharge and dealing with party walls where relevant
- Oversee snagging and handover, liaising with letting agents to deliver fitness for purpose

What We’re Looking For
Essential Requirements
- MRICS or MCIOB (or strong equivalent hands-on experience)
- Proven delivery of commercial/industrial refurbishment or subdivision projects, ensuring on-time completion and on-budget outcomes
- Experience administering JCT contracts as Contract Administrator or Employer’s Agent
- Strong working knowledge of:
- CDM 2015 regulations
- Building Regulations
- Cost control and contractor/consultant management expertise
- Full UK driving licence and willingness to travel to project sites nationwide

Desirable Skills & Experience
- Industrial/logistics asset experience
- Background in cost management/quantity surveying (QS)
- Experience with change-of-use developments and multi-unit subdivision
