Project Manager – London Bankside Team
A permanent opportunity has emerged for an experienced Project Manager (or Construction Manager/Site Lead) to lead major commercial office projects from commencement through completion.
You will ensure projects are delivered on time, within budget, to the highest quality, and with absolute adherence to health and safety compliance. Your primary focus is driving continuous improvement and guaranteeing end-to-end project success.

What Your Role Involves:
- Supervise all project activity, including programme and budget management.
- Uphold the buildability and technical execution standards of the project.
- Act as principal liaison with clients, ensuring transparent communication throughout the construction process.
Your Impact Here:
To succeed in this role and thrive at MODUS, you must bring:
Minimum 10 years of construction experience, deliverable in:
- High-value projects (up to £10M).
- Demonstrably reliable employment history – the sector favours long-standing staff. Previous roles typically lasted four years or longer, reflecting reliability and commitment.
Leadership qualities:
- Inspire, guide, and develop teams to exceed standards in safety, efficiency, and delivery quality.
Certifications and technical skills:
- CSCS Manager’s Card (mandatory).
- Current certification in:
- SMSTS (Site Management Safety Training Scheme).
- First Aid.
- Working at Height.
- Asbestos Awareness
- Manual Handling.
- Proficiency in industry tools like:
- ASTA (Association for Project Safety in Construction).
- Procore.
- IOSH (Institute of Occupational Safety and Health).
- JCT (Joint Contracts Tribunal standards and contracts).

- Manage construction activity – Oversee programme, budget, and cost controls.
- Ensure build quality and project viability from adjudication to completion.
- Support the Commercial Manager with project financials and commercial strategies.
- Maintain adherence to Modus’ delivery standards and processes.
- Liaise transparently with clients, ensuring timely, relevant updates on construction progress.
