Role: Project Manager / Employer's Agent (JPC-124)

Location: London and Kent

Sector: Public & Private Sector Consultancy

Salary: £40,000 - £50,000

ARE YOU AN EXPERIENCED AND MOTIVATED PROJECT MANAGER / EMPLOYER'S AGENT SEEKING A NEW ROLE TO ELEVATE YOUR CAREER?

Our client is a multi-disciplinary professional property and housing consultancy servicing the UK, and is looking for a keen and experienced professional, based in but not limited to South/South East London, Kent, Surrey, Sussex and Hampshire, with a client base consisting of Local Authorities, Housing Associations and Developers. Therefore, experience within these sectors is essential.

The successful candidate will essentially manage and deliver projects from inception through to completion, acting as the primary point of contact for clients within a small yet dynamic London-based team.

Please fully read the Pre-Contract and Post-contract requirements below and take note of the must-have requirements.

The ideal candidate will also possess expertise in Section 106 Agreements and land-led development projects, which is highly desirable to the client base.

Skills, Knowledge and Understanding

  • Must have experience in the UK construction industry
  • Must have a car and valid driver's license plus ability to travel
  • Liaise closely with Clients, Contractors, Developers, Clerk of Works and other key stakeholders.
  • Understand the requirements of Housing Associations, Companies, Developers and Local Authorities and how they differ as Clients.
  • Understand the limit of your competency and when you will need to call on specialist advice and engage closely with them and wider project team as a team/project lead.
  • Knowledge of working with pre-construction service agreements, notably the JCT.
  • Understanding of on site processes in order to support the Construction Phase delivery.
  • Understand key deliverables within your contract to ensure the Client gets the information they need.
  • Report monthly to the team leader on fee projections and anticipated income vs project programme.

Pre-Contract Procedures and Administration

  • Must have proven experience in pre-contract residential sector work
  • Ensure the Quality Management System (QMS) is followed and project information is kept up to date.
  • Deal with/organising all pre-contract investigations, surveys and other due diligence issues required by Clients.
  • Chair and minute pre-contract and site meetings.
  • Project manage where applicable other consultants on behalf of client.
  • Undertake all client funding and development control requirements.
  • Prepare Employer’s Requirements, Performance Specifications, Build Agreements and JCT Contracts.
  • Tendering (single & 2-stage) including EU Procurement Analysis & Reporting.
  • Production of Tender Report and Value for Money Reports.
  • Undertake drawing reviews and audit checklist.
  • Own a project programme, risk register and action trackers.
  • Ensure the appropriate stage invoices are issued.
  • Issue payment notices and produce cost reports.

Post-Contract Procedures and Administration

  • Must have significant post-contract experience AND have worked with HRBs
  • Co-ordinate management of projects as a whole, ensuring timely and satisfactory delivery to Clients in line with the QMS.
  • Regular site inspections to report on progress, defects and other site matters.
  • Timely issue of relevant instructions, Certificates and Notices.
  • Assess Contractor payment applications, issue of Payment Notices and advise Client on cashflow forecast.
  • Carry out/organise pre-handover snagging and de-snagging inspections prior to Practical Completion.
  • Own a Project Programme and Risk Register.
  • Carry out/organise handover inspections and ensure handover information is issued in a timely manner to allow practical completion.
  • Collate and review required unit handover paperwork to allow Practical Completion.
  • Carry out/organise End of Defects inspections; monitor defects throughout the Defect Liability Period.
  • Prepare Final Accounts (claims where applicable) and issue Final Statements.

Experience

  • Minimum 3 years post-graduate experience in relevant construction related degree.
  • Residential, Mixed Use Developments, Regeneration, Land Led, Remediation projects
