Our client is a well-established main contractor with an outstanding reputation for delivering high-quality refurbishment, restoration, and new build projects across London and the Home Counties. Due to the recent award of a long-term framework with a prestigious super-prime estates group, they are looking to appoint an experienced Project Manager to join their growing luxury residential division. The business specializes in complex refurbishment projects and has built its reputation on collaborative working, quality craftsmanship, and exceptional client service.

The Role

This is an excellent opportunity to become a key member of a dedicated luxury residential team, managing a varied portfolio of high-end refurbishment projects across some of London's most exclusive properties.

Working closely with the Contracts Director, you will take full ownership of multiple live projects, acting as the primary point of contact for the client while ensuring schemes are delivered safely, on programme, within budget, and to an exceptional standard.

This is a client-facing role requiring someone who is equally comfortable managing construction teams on site as they are building long-term relationships with high-net-worth clients, consultants, and professional teams.

Key Responsibilities

  • Manage a portfolio of luxury residential refurbishment projects from pre-construction through to handover.
  • Act as the main client liaison, maintaining strong relationships and ensuring an exceptional customer experience throughout each project.
  • Coordinate site teams, subcontractors, consultants, and suppliers to deliver projects efficiently.
  • Produce and monitor project programmes, identifying risks, and implementing solutions where required.
  • Ensure the highest standards of quality, workmanship, and attention to detail are maintained throughout delivery.
  • Chair client, design, and progress meetings, providing regular updates on programme, costs, and project performance.
  • Work closely with Quantity Surveyors to monitor budgets, variations, and procurement.
  • Ensure full compliance with Health & Safety legislation and company procedures.
  • Manage snagging, practical completion, and aftercare to ensure client satisfaction.

Requirements

  • Proven experience as a Project Manager delivering high-end or super-prime residential refurbishment projects.
  • Strong client-facing skills with the ability to build long-term relationships.
  • Experience managing multiple live projects simultaneously.
  • Excellent knowledge of refurbishment, structural alterations, and high-quality interior finishes.
  • Strong programme management and organizational skills.
  • Commercial awareness with the ability to work alongside commercial teams.
  • SMSTS, CSCS, and First Aid qualifications.
  • Full UK driving license preferred.
