We Are Hiring: Project Quantity Surveyor
Aspire Luxury Properties is seeking an experienced, commercially astute and highly capable Project Quantity Surveyor to work on a truly exceptional high-end residential project in Surrey.
The successful candidate will be based at our offices in Leatherhead, Surrey, working closely with our construction, design and commercial teams.
This is a live opportunity to join one of Surrey’s most renowned, award-winning luxury residential developers and take day-to-day commercial responsibility for a prestigious private client build.
We are looking for a strong, qualified and experienced Quantity Surveyor who is meticulous with numbers, documentation and commercial records. The successful candidate must be capable of maintaining accurate and complete project information while operating effectively within a fast-paced construction environment.
Applicants must have a strong and demonstrable background in high-end residential, luxury or super-prime property, ideally gained within Surrey and the surrounding Home Counties.
They must be accustomed to working with high-net-worth individuals, private clients, professional consultants and specialist contractors, including on projects situated within private gated estates.
Applicants should have a minimum of 10 years’ relevant experience with a recognised and market-comparable contractor, developer or consultancy operating within the luxury residential sector.
Candidates must hold appropriate industry-recognised professional or technical qualifications and will be required to demonstrate their commercial, contractual and technical capabilities as part of the interview process.
Key Responsibilities
- Preparing full project take-offs and detailed cost plans
- Producing fully costed, package-by-package and line-by-line costing schedules
- Undertaking detailed cost analysis and comparisons between subcontractor tenders
- Preparing clear commercial recommendations for each package following detailed appraisal
- Managing subcontractor procurement, appointments and commercial administration
- Maintaining accurate, complete and auditable commercial records
- Producing accurate weekly commercial reports
- Preparing and assessing subcontractor valuations
- Producing payment certificates and pay less notices
- Preparing monthly client valuations
- Producing detailed monthly cost reports for CEO review
- Monitoring committed costs, forecast costs, variations and package expenditure
- Maintaining effective cost control from procurement through to final account
- Working with a high degree of personal responsibility while remaining fully integrated with the wider project team

The successful candidate must demonstrate a robust and current understanding of the Building Safety Act, including its latest provisions and the associated procurement, competency, appointment, information-management and record-keeping requirements.
They must also be fully aware of the wider contractual, statutory and industry requirements applicable to the role of a Project Quantity Surveyor.
Package Procurement and Coordination
The successful candidate will work closely with the construction team to ensure that every package is commercially and technically complete, clearly defined and inclusive of all labour, materials, design responsibilities, temporary works, attendances, interfaces and associated elements required to deliver the completed works.
They will also work with the design team to ensure that early discussions take place with specialist contractors, design responsibilities are clearly allocated and the relevant design information is coordinated, reviewed and sufficiently developed before an order is placed.
The candidate must be able to demonstrate the ability to:

- Identify and remove gaps, exclusions, ambiguities and package interfaces
- Prepare comprehensive and accurate scopes of work
- Minimise the potential for variations through detailed scoping and procurement
- Challenge exclusions, assumptions and commercial qualifications
- Negotiate provisional and prime cost sums out of packages wherever reasonably achievable
- Secure clear, fixed and commercially robust subcontract orders
- Maintain meticulous records of instructions, costs, valuations and commercial correspondence
- Monitor package performance against the value at which the package was let
- Ensure that any change is properly instructed, recorded, assessed and substantiated
- Deliver packages within their agreed commercial parameters
This role requires a diligent, numerate and highly organised Quantity Surveyor who takes pride in accuracy, record keeping and commercial control.
The successful candidate must be contractually aware, technically competent and capable of managing the commercial requirements of a complex, high-value residential project within a demanding and fast-moving environment.
This is a phenomenal opportunity for an experienced Project Quantity Surveyor who understands the standards, discretion, commercial discipline and attention to detail required within the luxury and super-prime residential sector.
Remuneration will be commensurate with the experience, qualifications and capabilities required for the role.
