# Property Accounting & Projects Manager (Fixed Term Contract, 18 Months – Ends 18 December 2027)

Location: Dunstable Head Office (LU5) | Hybrid working, 3 days a week in the office


About the Role

As a Property Accounting & Projects Manager, you’ll take on a pivotal role in delivering executive-level financial reporting and tight operational control for the Group’s evolving Property strategy. You’ll own the accuracy, efficiency, and integrity of fixed-asset and lease accounting—standing at the forefront of key transformation projects to ensure precise decision-making while guiding the business to strengthen governance and realise better signposted value.

Closer working with auditors and external compliance authorities is a key feature of this role, alongside the accountability for strategic process improvements—a major extension of the current Oracle Fusion system.

Your work will have the potential to materially change how the company manages property-related risk across investment and disposal decisions, ensuring transparent, reactive, and proactive management of property assets.


What You’ll Be Doing

Financial Reporting Integrity

  • Oversee the accuracy, completeness, and statutory compliance of fixed-asset and lease reporting for all proprietary property projects.
  • Ensure that specialist transactions (including disposals, write-offs, depreciation updates, and strategic site activity) are correctly recorded and consistently aligned within the right business units.

Financial Control & Governance

  • Strengthen the Financial Controls Framework, ensuring robust risk controls and audit readiness.
  • Maintain a fully reconciled, up-to-date asset register, with proactive monitoring status on all property-linked controls.
  • Partner with statistical officers and internal auditors to ensure immaculate audit outcomes.

Process Setup & Consistency

  • Develop well-defined processes for managing complex property transactions, including end-to-end documentation and alignment with the target operating model.
  • Establish controlled workflow procedures to keep property accounting transparent, accountable, and auditable.

Process Improvement

  • Continue evolving fixed-asset and lease processes, aiming to reduce manual effort, reduce errors and duplicate work, and adopt ‘right-first-time’ analytics.
  • Champion automation opportunities, benchmarking against external best practice.

Oracle Operations & Enhancement

  • Drive continuous enhancement in Oracle Fusion to make asset registers cleaner and trial balances more efficient.
  • Support accounting for leaseholds disposals, Accelerated Growth Plan extensions, assets held for sale, high-value items, and sale-and-leaseback scenarios.

What You’ll Need

Essential Qualifications & Experience

  • Strong operational familiarity with enterprise-level accounting systems, ideally working with Oracle modules.

  • Proficient use of Microsoft Office tools, including high-level Excel skills (formula, pivot tables, automation).

  • Recognised accounting qualification (e.g., ACCA, ACA, CIMA, ICAEW).

  • Proven ability to manage and lead accounting teams across complex overviews.

  • Extensive experience driving process improvements within finance operations.

  • Holiday entitlement: 25 days per annum, plus bank holidays (potential for accruals).

  • Technical finance background, with documented endorsements for period close management, financial planning & reporting, and long-term financial strategy.
