About the Role
Grass Roots Academic Support is assisting a client in Norfolk, seeking a Commercial Property Legal Advisor to drive leasing activities across three innovation parks north of Norwich, including a new site in Stowmarket.
Key responsibility: Act as the primary gatekeeper of all leasing activities within a client’s expanding portfolio of 300+ SME tenants. Ensure legal compliance while maintaining a customer-centric approach, bridging internal teams (management, sales) with tenants.

Location: Primarily based near Coltishall with travel to other Norfolk sites required.
Key Responsibilities
Lease & Legal Documentation
- Draft, review, negotiate, and manage:
- Commercial leases (initial and renewals)
- Licences to alter, deeds of surrender, and related tenancy agreements
- Oversee the full lease lifecycle—from initial instruction through completion and ongoing administration
- Maintain accuracy of lease records, ensuring compliance and up-to-date documentation
Commercial Property & Legal Support
- Advise internal teams on lease obligations, rent reviews, service charges, and break clauses
- Collaborate with external solicitors or advisors when needed
- Ensure legal processes are executed correctly and promptly throughout the tenancy lifecycle
Requirements
Ideal Candidate Skills & Experience
- Specialist experience in:
- Commercial property contracts
- Lease administration
- Legal services in a commercial real estate context
- Strong practical knowledge of commercial leases, including:
- Landlord & tenant laws
- Operational lease management
- Ability to:
- Draft and vigilantly review contractual language
- Clearly interpret legal terms for non-legal stakeholders (e.g., SMEs, internal teams)
- Excellent organisational skills and rigorous attention to document control
- Commercially savvy with proven ability to balance legal expertise with customer service
- Collaborative mindset, working closely with sales and operational teams

Preferred Qualifications
- backgrounds in law firms, commercial property or in-house property teams (beneficial but not essential).
