Own Your Portfolio, Maximise Occupancy, Deliver Exceptional Customer Experience
Location: Hybrid, Field Based, East Midlands, Leicestershire
Realistic Earnings: £2,800 to £3,500 per month, depending on experience and portfolio performance
Basic Rate: £15.00 to £17.50 per hour, depending on experience
Hours: Flexible, typically 30 to 40 hours per week

Moneyrow Properties is a growing property investment, lettings and portfolio management business specialising in high quality shared living accommodation across the Midlands and beyond.

What Success Looks Like
Success in this role is measured by delivering exceptional results across your portfolio.
Portfolio Performance
Your primary responsibility is protecting and growing the performance of your portfolio.
As a minimum standard, you'll maintain an annual average occupancy of 92% across your portfolio whilst ensuring every tenancy fully complies with our tenant qualification and referencing standards.
Exceptional performance is recognised through our monthly performance bonus, rewarding those who consistently achieve occupancy above our target levels whilst protecting rental income and maintaining tenant quality. We don't reward filling rooms at any cost. We reward filling the right rooms, with the right tenants, at the right rental value.

You'll also ensure your portfolio operates efficiently by:
- Completing property tasks and work orders within agreed service levels.
- Planning proactively rather than reacting to issues.
- Keeping compliance, maintenance and inspections on track.
- Maintaining accurate workflow records.
- Delivering exceptional service to both tenants and landlords.

Your Responsibilities
Protecting Occupancy
You'll take ownership of the complete lettings journey including:
- Marketing available rooms and properties.
- Conducting face to face property viewings.
- Managing referencing and Right to Rent checks.
- Preparing tenancy agreements.
- Coordinating check ins and check outs.
- Registering deposits.
- Supporting rent collection.
- Planning future availability.
- Minimising void periods.
- Maximising rental income whilst maintaining tenant quality.
Delivering Outstanding Customer Experience
You'll become the primary relationship manager for your portfolio.
This includes:
- Building strong relationships with tenants and landlords.
- Responding promptly and professionally to enquiries.
- Keeping customers informed throughout their tenancy.
- Resolving issues quickly and professionally.
- Delivering a level of service that encourages long term tenant retention and landlord satisfaction.
Managing Your Portfolio
You'll oversee the day to day operation of your portfolio including:
- Property inspections.
- Repairs and maintenance.
- Compliance.
- Safety certifications.
- Licensing.
- Utility management.
- Contractor coordination.
- Preparing properties for new occupiers.
You'll work alongside our international Customer Experience team who coordinate incoming maintenance requests, administration and contractor scheduling, allowing you to focus on ownership, decision making and customer relationships.
Operational Excellence
You'll help ensure the business runs efficiently by:
- Maintaining accurate records within Arthur Online, ClickUp and internal CRM systems.
- Keeping workflows fully up to date.
- Supporting continuous improvement of systems and processes.
- Planning your diary proactively.
- Preparing thoroughly for weekly meetings and reviews.
- Identifying opportunities to improve efficiency and customer experience.
Service Standards
We pride ourselves on delivering exceptional customer service.
Our minimum standards are:
- Communications received before 2:00pm are responded to by 5:00pm the same working day.
- Communications received after 2:00pm are responded to by 2:00pm the following working day.
- Workflow systems are reviewed and updated daily.
- Every active task contains an up to date comment and due date.
- No overdue or unmanaged tasks.
Working Pattern
This is a hybrid, field based role offering a high degree of flexibility.
Our Property Managers are trusted professionals who manage their own diary and workload.
Although the business operates Monday to Friday with a Saturday rota, we focus on outcomes rather than simply hours worked.
The role will typically require around 30 to 40 hours per week, depending on portfolio activity.
You'll have the flexibility to work from home, on site and from one of our local office locations where appropriate.
We're looking for someone who enjoys ownership, manages their own time effectively and delivers exceptional results without needing constant supervision.

Skills & Experience
Essential
- Previous experience within residential lettings and/or property management.
- Strong organisational skills.
- Excellent written and verbal communication.
- Able to manage multiple priorities.
- Good IT skills including Microsoft Office, cloud based software and CRM systems.
- Ability to work independently and manage your own workload.
- A proactive, solution focused mindset.
Desirable
- HMO management experience.
- Experience using Arthur Online, ClickUp or similar property management software.
- Knowledge of licensing and property compliance.
- Experience managing contractors and maintenance works.
Earning Potential

This role offers a competitive hourly rate together with a transparent monthly performance bonus directly linked to the success of your portfolio.
Basic Rate: £15.00 to £17.50 per hour, depending on experience.
Realistic Earnings: £2,800 to £3,500 per month, depending on experience and performance.
Your monthly performance bonus is linked to measurable outcomes including:
- Portfolio occupancy.
- Achieving target rental values.
- Operational delivery and service levels.
- Overall portfolio performance.
- Maintaining our tenant qualification and screening standards.

Every tenancy must meet Moneyrow's tenant qualification process. We reward sustainable occupancy achieved with the right tenants at the right rental value, not simply filling rooms.
