Pay: £27,583.40 (annual pay review pending)
Annual leave: 30 days (including Bank Holidays)

Role Overview:
Reporting to and supporting the Property Maintenance Supervisor (Cambs) and the Regional Property Manager (South), the postholder will be a member of the Kisimul Property Services Team, actively overseeing and assisting with the maintenance and development of the Company’s residential care homes, schools and ancillary property stock in the North Cambridgeshire and South Lincolnshire region. The Postholder will be required to proactively manage dynamic priorities, their own workload and oversee the best use of external services as required to deliver both a proactive and responsive service.
Key Responsibilities:
- Delivery of an effective preventative planned maintenance service (PPM).
- Provide effective arrangements for unplanned or emergency works required (Reactive Repairs).
- Assist in the supervision of external contractors where they are instructed to carry out specific property maintenance works.
- Assist in completing and recording relevant auditory processes associated with the role.
- Reporting/resolving any faults and/or hazards in a timely manner.
- Liaise with the Care Home/School Managers in the execution of all property tasks to ensure that works are completed safely and cause minimal disruption.
- Assist in works scheduling, with both internal and external labour resources; procuring materials, equipment and plant when required; all in accordance with Company Policy
- Have a working knowledge and adhere to the relevant industry Health & Safety Regulations in order to work to Safe Systems of Work including Risk Assessments, Method Statements, COSHH Assessments and Permits to Work.
- Attend meetings, training courses and follow-up refresher courses as required.
- Record information ensuring it is legible, accurate and complete.
- Communicate in a manner that is appropriate and accurate.
- Promote good department housekeeping principles and commercial “workperson-like” demeanour.
- Recognise and promote that ultimately the residents/pupils and their representative staff are “The Client.”

About You
What experience or qualifications would I need?
- The ability to organise, oversee and where required carry out maintenance repairs to property.
- Previous experience organising and supervising the work of external Principal and Sub contractors as well as internal team operatives.
- Experience working and engaging with property related auditory inspections, compliance systems and servicing regimes – boilers, fire equipment and the like.
- IT literacy – extending to the basic use of MS Word/Excel packages, email and electronic App based defect logging.
- Previous trade experience is desirable, (joinery especially) although not essential; moreover, applicants must be practically minded and flexible with their skills and comfortable arranging and supervising work as well as physically executing themselves to an extent.
- Working knowledge of relevant industry Health and Safety Regulations and Safe Systems of work including Risk Assessments and Method Statements with a willingness to learn.
