Property Manager – Portfolio

Salary & Location

Salary Range: £40,000 – £45,000 Location: Manchester, Birmingham, or Bristol

Working Pattern

Hybrid (minimum 2 days per week at our UK offices, with regular visits to site when necessary)


Job Description Summary

Join Lloyds Living, our ambitious Build-to-Rent (BTR) and Sales-Focused Rentals (SFR) property division, where we’re transforming property management Nationwide. As we scale rapidly, we need a dynamic Property Manager to join our Portfolio Team, playing a critical role in operational efficiency, data accuracy and stakeholder engagement.

This role offers growth for professionals with strong administrative or property operations experience, whether directly in property or transitioning from supporting roles like finance or facilities.

Key Responsibilities

Team Coordination & Data Management

  • Oversee day-to-day property portfolio operations, including:
    • Maintaining accurate tenant/property records, documentation and live data trackers
    • Updating occupancy, arrears, renewals and payments databases (using Microsoft Excel)
    • Coordinating meetings—preparing agendas, drafting minutes, tracking actions for:
      • Weekly Leasing & Mobilisation Meetings
      • Monthly Portfolio Performance Meetings
      • Quarterly Business Reviews
      • Stakeholder and Valuation Calls

Financial & Compliance Support

  • Support weekly payment runs, invoice coding and operational budget tracking
  • Raise purchase orders, process payments and ensure payment records are up-to-date
  • Assist with compliance documentation, deadlines and incident reporting (including BSA-related items)
  • Collaborate with teams on audit activity to maintain regulatory and industry standards

Leasing & Tenant Operations

  • Aid with leasing pipeline tracking, basic referencing queries and renewals management
  • Monitor tenant alerts and resolve arrears/re-let requests
  • Maintain and update lease agreements and key tenancy dates

Contractor & Vendor Coordination

  • Act as liaison between managing agents, contractors and internal teams for smooth operational workflows
  • Support repairs & maintenance requests, ensuring timely resolution and capture of work outcomes

Representation & Reporting

  • Contribute to dashboard reports, presentation packs and executive reporting to leadership
  • Represent the team at site inspections and maintain digital/audit records

Essential & Desirable Requirements

Experience & Skills (must-haves)

  • Proven experience in a property-related role (e.g., property management, leasing, asset operations) or a comparable administrative/support role
  • Strong organisation and multitasking skills with deadlines-management expertise in dynamic environments

Technical Proficiencies

  • Microsoft Office proficiency (especially Excel & PowerPoint for reporting/dialogue prep)
  • Data entry and spreadsheet accuracy skills to maintain metrics like occupancy rates
  • Ability to interpret and prepare data from varied sources for stakeholders

Soft Skills

  • Clear communication – liaising and reporting both internally and externally
  • Detail-oriented mindset to manage accurate property and financial records
  • Ability to work independently in a hybrid/high-train environment
  • Comfortable delegating administrative tasks while contributing strategically

  • A portfolio or lease management experience would be advantageous
  • First-hand knowledge of BTR/SFR business models a plus
