Property Manager – Student Accommodation (Birmingham)

The Role

We’re seeking a dynamic and experienced Property Manager to lead the day-to-day operations of two Birmingham student accommodation sites, Beech Gardens (cluster flats and studios) and B16 Studios (recently refurbished apartments), just one mile apart.

Key responsibilities:

  • Operations, leasing, marketing, and resident experience management
  • Financial and property standards compliance
  • Team leadership and on-site project coordination

Terms:

  • Full-time, Monday to Friday (9:00am–5:30pm)
  • Must be able to work independently between sites.

What You Will Be Doing

Leasing & Marketing

  • Lead annual lease-up campaigns, manage on-site leasing performance and align with regional marketing strategies.
  • Develop tenant retention strategies and coordinate engagement events.

Property & Operations

  • Oversee daily property maintenance, security, and presentation, ensuring compliance with quality standards.
  • Identify operational challenges and propose improvements/capital projects to the Regional Manager.

People Management

  • Recruitment, training, and leadership of an on-site team, collaborating with HR on performance and personnel issues.
  • Foster positive resident experiences, including support programs, events, and complaint resolution.

Compliance & Financials

  • Maintain health & safety, risk management, and legal compliance while controlling site expenses.
  • Manage move-in/move-out processes and resident communications.

Logistics

  • Develop annual budgets, track cost variances, and report to leadership.

Essential

  • Experience in property, letting, or facilities management – ideally with student accommodation or residential lettings knowledge.
  • Proven leadership with a track record of team development.
  • Strong interpersonal and conflict-resolution skills.
  • Budget management and financial oversight experience.
  • Exceptional organisational and project management skills.
  • Fluent in Microsoft Office, with adaptability to new software.
  • Ability to travel between sites regularly and work flexible hours (e.g., move-in weekends).

Compensation Range: £36K–£40K per year.
