Property Manager
Property Manager - Nottingham
We are seeking an experienced Property Manager to join our team in Nottingham. The ideal candidate will bring extensive, hands-on experience in private residential property management, with a proven track record of:
- Driving operational excellence
- Maximising asset value
- Building strong tenant and stakeholder relationships

Benefits
Compensation
- £27,800 to £33,500 OTE (Excised Taxable Earnings)
- Base salary: £20,000–£27,500
- Additional earnings through an uncapped commission scheme (£6,000+ expected)
Work Arrangements
- Full-time 08:30–18:00 (weekdays)
- One Saturday per month (09:00–17:00) with a day-in-lieu

Responsibilities
As a Property Manager at haart Estate Agents (Nottingham), you’ll:

Generate lettings business:
- Attend inspection viewings and property inspections
- Negotiate tenancy renewals/extensions with tenants and landlords

Daily property management tasks:
- Coordinate maintenance and repair with contractors
- Triangular inspections including images, video walkthrough, e-ticketing
- Schedule check-ins/outs with full inventory reports
- Monitor and report property condition, tenant feedback, and market trends

Tenant Relations:
- Handle complaints and enquiries promptly
- Manage deposit returns and deposit disputes
- Mitigate rental arrears and process financial services requests
- Process eviction requests where necessary

Regulatory Compliance:
- Ensure all legal health and safety requirements are met
- Conduct property risk reviews and maintain digital records
Skills & Experience
Experience
- Minimum 1+ year of direct experience in a Property Manager or lettings-sales support role
- Proven expertise in landlord-tenant relationships, diplomatic negotiations, and tenant retention

Key Competencies

- Proficiency in train-centric CRM systems (e.g. Naas or Episerver LMS)
- Ability to prioritise a high volume of operational tasks with precision
Driving Requirements
- Full UK manual driving licence only (no UK automatic driver’s licence accepted)
