Property Manager
Facilities Manager – Residential / Mixed-Use (PRS & Build-to-Rent)
Contract Duration: Initial 8-week assignment Location: Greenwich
Role Purpose
We seek an experienced Facilities Manager to oversee the day-to-day operational management of a high-profile Private Rented Sector (PRS) and Build-to-Rent (BTR) residential/mixed-use estate. The successful candidate must deliver high-standard facilities management services, maintain legal compliance, and provide an outstanding resident experience aligned with KPIs and service standards.
Reporting to the Senior Property Manager, this role covers hard and soft FM services, contractor performance, health & safety compliance, estate presentation, and operational budget management. Experience in residential or mixed-use environments, combined with service charge management and CAFM systems, is essential.
Key Responsibilities
Estate Operations & Service Delivery
- Manage daily estate operations to meet agreed standards and KPIs.
- Oversee M&E maintenance, cleaning, security, waste management, grounds maintenance, and specialist contractors.
- Ensure the estate remains at a consistently high standard for residents, occupiers, and visitors.
- Proactively manage planned/maintenance, defects, refurbishments, and lifecycle works.
- Coordinate resident/occupier operational requests efficiently.
- Use CAFM systems (ideal Qube) for work orders, compliance, contractor performance, and reporting.
Customer Service & Resident Experience
- Deliver a customer-focused, resident-satisfaction-driven service.
- Respond promptly and professionally to enquiries, concerns, or complaints.
- Monitor customer satisfaction and drive continuous improvement.
- Communicate maintenance updates, PPM activities, disruptions, and estate news transparently.
- Build and maintain strong stakeholder relationships with residents, landlords, managing agents, and external partners.

Supplier & Contractor Management
- Procure, manage, and audit contractors and service providers.
- Ensure contractual obligations, SLAs, and KPIs are met via supplier audits and reviews.
- Adhere to permit-to-work, RAMS, inductions, and safe-work systems.
- Negotiate contracts and secure cost-efficient services.
Health, Safety, Security & Compliance
- Maintain legal compliance across Health & Safety, fire safety, security, and statutory obligations.
- Conduct risk assessments, audits, and site safety inspections.
- Oversee life safety systems, emergency preparedness, and incident procedures.
- Champion health and safety culture on site.
- (Desirable qualifications: IOSH or NEBOSH desired.)
Financial & Service Charge Management
- Support Senior Property Manager with operational budget control.
- Assist in service charge budgeting, apportionment, reconciliation, and expenditure monitoring.
- Identify cost-saving efficiencies within supplier contracts.
Reporting, Compliance & Systems
- Maintain accurate records of maintenance, contracts, compliance, and resident data.
- Prepare monthly operational and KPI reports for stakeholders.
- Ensure CAFM systems (especially Qube) and property management tools stay updated.
- Track audit/inspection actions to review completion status.

Stakeholder Management
- Collaborate with Senior Property Manager for streamlined estate operations.
- Liaise with occupiers, landlords, local authorities, and consultants.
- Attend and facilitate meetings when required.
- Drive business improvement across the portfolio.
Skills, Experience & Qualifications
Essential
- Proven Facilities Management experience in PRS, BTR, residential, or mixed-use.
- Strong expertise in hard and soft FM service delivery.
- Demonstrated ability in supplier/contractor management.
- Customer service excellence with strong stakeholder engagement.
- Knowledge of health & safety, building compliance, and statutory regulations.
- Experience supporting operational budgets and service charge frameworks.
- Problem-solving and organisational skills.
- Proficient in Microsoft Office (especially Excel).
Desirable
- IOSH or NEBOSH Health & Safety qualification.
- Experience with Qube or CAFM systems.
- Insight into service charge legislation and residential property regulations.
- Experience in producing client reports and KPI analytics.
- Background in large-scale residential/mixed-use developments.
