Property Manager

Property Manager – Birmingham (Full-Time, On-Site)

About the Role

James Laurence Estate Agents – a leading residential property specialist in Birmingham City Centre, Edgbaston and its surrounding areas – is seeking an ambitious, service-driven Property Manager to join our team. We are committed to delivering honesty, efficiency, and exceptional service while maximising opportunities for our landlord clients.

As a full-time, on-site role, the Property Manager will oversee daily property management activities, including tenant relations, maintenance coordination, regular property inspections, and legal compliance. Our team operates across six days a week, ensuring seamless support for both landlords and tenants.

Property management services include:

  • Full management solutions
  • Rent protection options
  • Deposit registration
  • Regular inspections and condition reporting

Key Responsibilities

  • Tenant & Landlord Management
    • Maintain strong, professional relationships with tenants and landlords
    • Handle rental requests, queries, and concerns with efficiency
    • Ensure compliance with tenancy agreements and legal regulations

  • Day-to-Day Operations

    • Oversee property inspections and submit thorough condition reports
    • Coordinate and schedule maintenance requests with contractors
    • Manage rent collection and payment processing
    • Conduct regular walkthroughs and report on maintenance needs
  • Administrative & Compliance

    • Maintain accurate records of rent payments, inspections, and expenses
    • Ensure adherence to UK property laws, Health & Safety standards, and EPC regulations
    • Handle deposit management (TDS registration) as required
  • Stakeholder Engagement

    • Collaborate with landlords to maximise property value and comfort
    • Provide comprehensive reports on property performance to clients
    • Communicate effectively with contractors, agents, and team members

Requirements

  • Strong organisational and time-management skills
  • Attention to detail with an ability to handle multiple properties efficiently
  • Deep understanding of property management processes, tenancy law, and regulatory compliance
  • Proven Communication, negotiation, and relationship-building skills
  • Experience or familiarity with property management software (e.g., Outlot, TenancyCloud)
  • Ability to troubleshoot issues and resolve tenant concerns professionally
  • Proficiency in rent collection systems and financial reporting
  • Previous property management or real estate experience is advantageous (not mandatory)
