Role Overview
We are looking for a Property Manager who can take full ownership of a portfolio of residential developments across Manchester and the surrounding areas, delivering a high standard of service across all aspects of property management.
You will act as the main point of accountability for your developments, responsible for service delivery, client relationships, and long-term asset care.
The portfolio has been structured to be manageable and sustainable, allowing you to focus on quality, consistency, and proactive management.
ROLE EXPECTATIONS
This is a varied, multi-site role requiring strong organisation, sound judgement, and confidence managing clients, residents, and contractors.
You Will
- Take full ownership of your portfolio, ensuring consistently high service delivery
- Build strong relationships with clients, residents, and stakeholder groups, including RMCs and RTMs
- Ensure effective communication across all developments, responding to queries in a timely and professional manner
- Manage budgets and work closely with accounts teams to ensure accurate financial control
- Source, appoint, and manage contractors, ensuring works are delivered to the required standard and cost
- Ensure full compliance with Health & Safety, legislation, and industry best practice
- Handle complaints and issues effectively, resolving them in a timely manner
- Identify opportunities for improvement and proactively manage risk across your portfolio

How You’ll Spend Most Of Your Time
Most weeks, you’ll be:
- Managing the day-to-day performance of your residential portfolio
- Carrying out site inspections to ensure standards are maintained
- Building strong relationships with clients, residents, and contractors
- Attending meetings with clients, residents, and stakeholder groups
- Overseeing contractor performance and project delivery
- Working with internal teams, including accounts and operations
- Managing reporting and ensuring developments are running effectively
You’ll work from home, with regular site visits across your Manchester-based portfolio and occasional travel to the office as required, trusted to manage your time and priorities effectively.

- Has experience in residential block/property management
- Is confident managing a portfolio independently
- Has strong client relationship and communication skills
- Is organised, proactive, and able to manage multiple priorities
- Has a strong understanding of leasehold management and industry best practice
- Takes pride in delivering a high-quality service
Experience That Helps
- Experience managing residential portfolios
- Strong understanding of leasehold legislation
- Experience working with RMCs, RTMs, and resident groups
- Experience managing contractors and overseeing works
- Full UK driving licence
- TPI Associate membership (or willingness to work towards)
