Job Title: Property Manager

Location: London, Westgate

Employment Type: Permanent*

This is a full-time permanent position, based in our London office. We operate on a hybrid working arrangement and require a minimum of 2 days in the office. Overview

Fifty5Blue currently has 60 offices/technical sites with an annual cost of ~€11M. The target is to rationalise the current property footprint and deliver a minimum of €2M in savings by 2029.

Fifty5Blue has commenced a search for a new London Office with occupancy scheduled for 2027.

The Property Manager is responsible for managing the company's property portfolio, workplace facilities, office relocations, and occupancy costs. The role focuses on driving property rationalisation initiatives, delivering significant cost savings, optimising space utilisation, managing office move programmes, and ensuring premises support current and future business requirements. The post holder will balance commercial, operational, and employee needs while maintaining a safe, compliant, and productive workplace environment.

Key Responsibilities

Property Rationalisation & Portfolio Management

  • Review and assess the utilisation, performance, and cost-effectiveness of company premises.
  • Identify opportunities to consolidate, exit, sublet, or repurpose underutilised office space.
  • Develop and implement property rationalisation strategies aligned with business objectives.
  • Prepare business cases for lease exits, property closures, consolidations, and acquisitions.
  • Lead portfolio reviews and provide recommendations to senior management.

Cost Reduction & Financial Management

  • Deliver annual property and facilities cost-saving targets.
  • Analyse occupancy, lease, service charge, maintenance, utility, and facilities costs.
  • Identify and implement initiatives to reduce operational expenditure.
  • Manage facilities and premises budgets and monitor financial performance.
  • Track savings delivered and provide regular reporting to leadership teams.

Office Moves, Relocations & Workplace Change

  • Lead and manage office moves, relocations, consolidations, and closure programmes.
  • Develop project plans to ensure business continuity during moves and workplace changes.
  • Coordinate with business stakeholders, HR, IT, Procurement, and external suppliers.
  • Manage employee communication and change management activities associated with relocations.
  • Oversee furniture, equipment, storage, and asset transfers.
  • Ensure moves are delivered on time, within budget, and with minimal operational disruption.

Supplier & Contract Management

  • Manage relationships with landlords, property agents, maintenance providers, and facilities contractors.
  • Lead tendering exercises and contract negotiations to secure best value.
  • Monitor supplier performance against service level agreements (SLAs).
  • Consolidate suppliers where appropriate to improve efficiency and reduce costs.

Experience Required

  • Significant experience in facilities, premises, property, or workplace management.
  • Proven track record of delivering measurable cost savings and efficiency improvements.
  • Experience managing office relocation, consolidation, and workplace transformation projects.
  • Strong contract negotiation and supplier management experience.
  • Budget management and financial planning experience.
  • IWFM, MRICS, or equivalent professional qualification.
