The Role
We are seeking a dynamic and experienced Property Manager to oversee the day-to-day operations of our student accommodation communities in Birmingham. This key role will focus on operations, leasing, marketing, and resident experience, ensuring exceptional living standards, financial targets, property compliance, and the leadership of an on-site team.
This is a full-time, Monday to Friday position (9:00am – 5:30pm), based across two Birmingham sites, just one mile apart:
- Beech Gardens – offering cluster flats and studios
- B16 Studios – recently refurbished studio apartments

- Leading leasing and marketing strategies, including annual lease-up campaigns, managing on-site leasing performance, and collaborating with regional and central marketing teams.
- Delivering renewal strategies and fostering resident engagement through partnerships with regional and marketing teams, including creating a vibrant community via events.
- Overseeing property operations, covering facilities, security, presentation, and compliance to ensure the sites remain well-maintained and welcoming.
- Identifying operational challenges, proposing improvements, and coordinating with the Regional Manager for capital projects as needed.
- Recruiting, managing, and developing an on-site team, working closely with HR on training, development, and employee relations.
- Championing the resident experience, including student support, community events, complaint resolution, and welfare advocacy.
- Managing budgets, cost control, and financial compliance—explaining variances and adhering to accounting, legal, and reporting requirements.
- Leading move-in and move-out processes, including charges and resident communications.
- Ensuring strong risk management, maintaining health & safety compliance, loss prevention, and strict adherence to company policies to protect both residents and staff.

What We Are Looking For
We are looking for a proven leader with relevant experience in:
- Property or facilities management, preferably within student accommodation or residential lettings.
- Strong leadership experience, including team management, coaching, and development.
- Exceptional interpersonal and conflict-resolution skills—critical for resident interactions and teamwork.
- Budgeting, financial oversight, and cost control experience.
- Excellent organisational and project management skills.
- Proficiency in Microsoft Office basics (email, web searches), with the ability to adapt to new software quickly.
- Flexibility to travel between sites and work outside standard hours to accommodate move-in weekends, peak season demand, and other operational needs.
