Property Manager Opportunity

Now, we're happy to offer you an exciting opportunity to join our dynamic team as Property Manager. This is a full-time, permanent position located in our St. Andrews Branch, 73 South Street, KY16 9QW. You'll enjoy a standard workweek of 35 hours, Monday to Friday from 9am to 5pm. The salary range is £23,500pa - £26,000 for someone with 12 months lettings experience along with use of company pool.

What the job involves for a Property Manager:

  • Manage a portfolio of properties in St Andrews and elsewhere in Fife
  • Check-In Inspections - Ensure properties are ready for new tenancies
  • Check-Out inspections - Inspect property & check inventory at the end of tenancy
  • Establishing dilapidation responsibility and processing the refund of deposit
  • Confirming cleaning requirements
  • Arranging purchases following a checkout inspection or refurbishment/upgrading
  • Inspecting Property Routinely
  • Reporting condition to the landlord at each routine inspection and checkout
  • Managing landlords’ expectations regarding possible works required
  • Updating landlords and discuss upgrades
  • Instructing maintenance, liaising with contractors, obtaining quotes and checking work
  • Preparing and Submitting HMO Applications/meeting Fife Council and Fire Service representatives and arranging work identified throughout the process.
  • Monthly visits to HMO properties
  • Carrying out viewings of available properties
  • Dealing with phone and email enquiries
  • Rent arrears visits
  • New inventories and inventory updates
  • Using internal property software to create and save reports/inventories/photos
  • Managing property keys
  • Instructing compliance certificates in some cases & being aware of what is legally required

  • Full clean UK drivers’ licence
  • Ideally 1 years Property Management Experience or knowledge of maintenance and the private rented sector
  • Friendly and professional manner when dealing with clients

  • Can demonstrate good negotiation/communication skills and be very competent in resolving conflict and potential disputes – both written and verbal

  • You must have the current legal right to work in the UK
