Property Manager – Operations | Central Manchester | £50,000 – £55,000 | 4 days on site, 1 day WFH

A leading premium residential property management company is expanding into Manchester, and we're looking for a Property Manager to be the founding hire for their Northern operation.

The opportunity

This is a rare chance to be the custodian of a brand-new city-centre operation. You'll take sole responsibility for a landmark high-rise residential development — a modern tower with extensive amenities including co-working spaces, a podcast studio, video editing suite, and gym. Working from the on-site office alongside the developer, you'll be the face of the management service from day one.

The company is well established in prime and super prime Central London residential management. This is their first Manchester instruction, with genuine ambition to grow the portfolio in the region — and a clear intention to review the successful candidate for a wider portfolio as it expands.

What you'll do

  • Take full operational and strategic ownership of the building through mobilisation and into steady-state management
  • Ensure compliance with the Building Safety Act 2022, LTA, LAFRA, RICS, and all relevant legislation
  • Manage contractor performance, SLAs, and the Golden Thread records (Dwellant)
  • Support budget preparation, service charge issuance, cost control, and capex planning
  • Lead the on-site team and deliver an exceptional resident experience
  • Build and maintain relationships with the client, landlords, freeholders, and stakeholders
  • Report on KPIs, financials, and site performance to senior management

What we're looking for

  • Proven senior-level experience in professional leasehold residential property management
  • Strong technical grounding in building compliance, health & safety, and risk management
  • A genuinely client-focused approach — you'll be embedded with the developer daily
  • Confident communicator with strong conflict resolution skills and commercial awareness
  • TPI Level 3 minimum, with TPI Level 4 achieved within 12 months of appointment
  • RICS / MCIPS or similar desirable
  • Experience with high-value property management contracts

Candidates from a pure BTR background may find the leasehold compliance requirement a step outside their experience; this role needs someone comfortable with the legal and regulatory framework of leasehold management.
