Role Overview
You will manage a varied residential portfolio in and around Bristol, combining on-site presence with the flexibility of hybrid working. Your focus will be to ensure each development is safe, compliant, and well-maintained, with clear communication and a consistently high standard of service for residents and clients.
Supported by a collaborative team, you will plan and prioritise site visits, oversee maintenance and compliance, manage service charge budgets, and build trusted relationships with residents, freeholders, and contractors. You will bring a calm, organised approach and a genuine passion for great customer service.
ROLE EXPECTATIONS
You will balance time between site visits across the Bristol area, remote working, and time in our Bristol office. Most days you will be coordinating maintenance and compliance actions, managing budgets and contractors, and keeping residents informed with timely, personable updates.

- Residents feel listened to and informed, with issues acknowledged quickly and resolved to a high standard.
- Developments remain safe, compliant, and well-presented, with clear audit trails and forward plans in place.
- Service charge budgets are accurate, transparent, and well-managed, with variances explained and minimised.
- Maintenance is proactive, with robust 12–24 month plans and timely execution of works.
- Meetings, inspections, and key milestones are delivered on time, with clear, concise reporting.
- Strong supplier relationships deliver quality, value, and accountability across the portfolio.

How You'll Spend Most Of Your Time
- Visiting sites to complete inspections, plan works, and meet residents and contractors.
- Managing service charge budgets, tracking expenditure, and preparing reports.
- Coordinating maintenance, compliance, and H&S actions, and ensuring records are up to date.
- Preparing for and attending resident and client meetings, then following through on agreed actions.
- Procuring and overseeing contractors, reviewing performance, and approving invoices.
- Handling day-to-day enquiries with empathy, clarity, and timely communication.
Who This Role Is For
- You enjoy variety, take ownership, and stay organised across multiple sites and priorities.
- You are people-focused, calm under pressure, and able to handle challenging conversations constructively.
- You are commercially aware with a practical eye for detail and presentation standards.
- You are comfortable working independently while being an active, supportive team member.
- You are Bristol-based or within a practical commute and happy to travel across the region.
Experience That Helps
- Experience managing residential blocks or estates, or a related property management role.
- Familiarity with service charge budgeting, invoicing, and financial reporting.
- Knowledge of building safety, compliance, and contractor management.
- Running resident or client meetings and following through on actions.
- Using property management systems and producing clear, professional correspondence.

About Hillcrest Estate Management
Hillcrest Estate Management supports residential developments across the South West from our Bristol base.
Working across a range of estates, our team manages everything from service charge budgets and compliance through to maintenance and resident engagement, ensuring developments are well run and consistently maintained.
For those joining the business, we offer the opportunity to manage a varied portfolio within a supportive team, where there is structure in place but also the flexibility to manage your role effectively.
