The Role / Location

An opportunity has arisen in our growing Property Management division for a Property Manager, to assist with the management of our busy commercial property portfolio in Northern Ireland.

Based in our Belfast office the successful candidate will deliver, with the assistance of their team, the day-to-day management services required in respect of a portfolio of mixed commercial assets. They will be self-motivated with a goal and results orientation, have excellent relationship management skills and be able to display a proven ability to communicate effectively with all levels.

Key Responsibilities

  • Support their line manager on larger client projects and accounts
  • Oversee the day-to-day management of a mixed portfolio of commercial properties including regular site visits
  • Maintain regular contact with key stakeholders such as owners, tenants, building site staff, 3rd party suppliers & contractors as well as other stakeholders, lawyers etc
  • Assist with the preparation and management of annual service charge budgets and reconciliations
  • Responsibility for undertaking property inspections, management of arrears collection and turnover rent management (where applicable)
  • Maintain and report on key lease data as part of wider client reporting strategy
  • Deliver written output ensuring excellent quality and attention to detail, assisting with the preparation of client reports and attendance at client meetings as required.
  • Support colleagues and junior staff members.
  • Support other teams within the department, including energy & sustainability, building surveying, health &safety and facilities management to deliver the client’s needs.

Skills, Knowledge and Experience

Key Competencies

  • Technically competent in their discipline with the ability to earn client trust
  • A minimum of 2 years’ experience in commercial property management
  • A practical, proactive approach to property management is required, along with excellent time management and organisational skills and the ability to use personal initiative
  • Have started, or be intending to start, the route to becoming a chartered member of the RICS
  • Be IT competent and ideally have experience with the property management software system Yardi
  • Have a basic understanding of ESG and the importance it plays in the built environment
  • Takes pride in all output with particular focus on accuracy and attention to detail
  • Strong verbal, numerical and report writing skills
  • Good communication and negotiation skills
  • A team player
  • Good interpersonal and influencing skills
  • Pragmatic approach to problem solving
  • Honesty, integrity and openness, high ethical standards
  • Fluent in spoken and written English
