About the Role

Landswood de Coy LLP, established in 2006, excels in the management of a substantial and diverse portfolio spanning the entire UK. With offices in Central London, Warrington, Glasgow, and Thames Valley, we work in all areas of property. The assets we have under management comprise shopping centres, retail and leisure parks, multi-let office buildings, leasehold block management, prime retail properties, and a sizable residential property portfolio.

We are looking for a Block Manager to assist with the active maintenance and managing of various leasehold blocks, some with a commercial element to them. You would be working closely with a Senior Surveyor and other team members to oversee day-to-day operations, address tenant concerns, and ensure properties are well-maintained and compliant with legislative regulations. This role is for someone that is familiar with leasehold Block Management and looking to develop in their career.

Responsibilities

Your active responsibilities will include:

Tenant Relations

  • Acting as a point of contact for various stakeholders, including residents, tenants, freeholders, and clients to address inquiries, concerns, and maintenance requests in a timely and professional manner.
  • Help collate details for sales and lease assignments and be familiar with property sales processes.
  • Ensure internal records are kept up to date.

Property Maintenance

  • Assisting with the coordination of maintenance and repair work, helping to obtain quotes, scheduling contractors, and ensuring quality of workmanship.
  • Conduct periodic inspections of properties to assess maintenance needs.
  • Working closely with the Senior Surveyor to create, develop and implement preventative maintenance programs to prolong the life of property assets.
  • Plan, implement and run Section 20’s and large building works projects from start to finish.

Financial Management

  • Assist in the preparation and management of property budgets, including monitoring expenses and identifying opportunities for cost savings.
  • Understand the process of rent collection, monitor arrears, and follow up on outstanding payments.

  • Process insurance claims from start to completion.
  • Understand necessary legal compliance, including the requirements in the Building Safety Act 2022 and the Fire Safety Order 2005.
  • Maintain accurate records and documentation relating to property management activities.

Qualifications

  • Previous experience in property management or a related field is highly desirable.
  • Strong communication skills are essential to interact effectively.
  • Excellent organisation and time management skills are critical for this role.
  • Knowledge of relevant property laws, regulations, and best practices is essential.
  • Proficiency in Microsoft Office Suite is required, and an understanding of MRI Qube would be very advantageous.
  • A proactive and solution-oriented approach to problem-solving.
  • Relevant professional qualifications (e.g., IRPM, ARMA or RICS accreditation) would be advantageous but not essential.

Salary

Salary dependent on experience and qualifications. This role would be based at our Thames Valley office and will involve UK-wide travel.
