Property Manager (hybrid)

Residential Block Manager (Hybrid, Part Time)

Location: Larkfield, Kent (ME20) Contract: Part-time (25 hours per week) Salary: £38,000 pro rata

About the Role

Experienced Property Manager needed to oversee a residential portfolio of apartment blocks and estates across the Maidstone area in Kent.

The ideal candidate will bring 5+ years' experience in residential block management, with a minimum of a TPI (The Property Industry Charter) Level 3 qualification (Level 4 preferred).

This role is hybrid, offering:

  • On-site office-based work in Larkfield (Tuesdays/Wednesdays).
  • Homeworking (two days per week).
  • Opportunities to negotiate flexible working hours, though core hours are currently 9am–2.30pm (Monday–Friday) with a 30-minute lunch break.

Key Responsibilities

Tenant Engagement & Problem Solving

  • Serve as the primary point of contact for residents, handling:
    • Complaints or concerns via emails, homeowner calls, and internal reporting systems.
    • Maintaining clear, transparent communication on requests, issues, and actioned repairs.

Maintenance & Property Operations

  • Oversee day-to-day operations to ensure properties are maintained to high standards, including:
    • Inspecting and prompt actioning of maintenance and repair issues.
    • Coordination with contractors, tradespeople, or external service providers as required.
  • Promote health and safety compliance across blocks, including fire safety, emergency protocols, and property condition standards.

Budget & Financial Management

  • Develop and manage budgets for block properties.
  • Monitor and report expenditure while ensuring resources are allocated effectively.
  • Review and produce financial reports as needed.

Compliance & Administration

  • Ensure full adherence to relevant regulations, including:
    • Licensing laws for lingering refigements (LRP) permits if applicable.
    • Health and safety, fire safety, and property management legislation.
  • Prepare required documentation and paperwork for tenancies, maintenance, and compliance audits.

Team & Partner Collaboration

  • Work closely with tenants, tradespeople, maintenance teams, and your preferred block management software or reporting system.
  • Build positive relationships to foster resident satisfaction and trust.

Desirable Qualifications & Experience

  • Minimum 5 years' proven experience in residential block management.
  • TPI Level 3 qualification in residential block management (Level 4 preferred).
  • Proven ability to handle disputes tactfully and maintain resident goodwill.
  • Strong budgeting, administrative, and reporting skills.
  • Good understanding of health and safety regulations in residential properties.
