Property Manager – St. Andrews, Full-Time (Permanent)

We’re now looking for a dedicated Property Manager to join our dynamic team at our St Andrews Branch (73 South Street, KY16 9QW).

Position Details

  • Location: St Andrews Branch, 73 South Street, KY16 9QW
  • Contract: Full-time, permanent
  • Hours: 35 hours per week (Monday–Friday, 9:00 AM–5:00 PM)
  • Salary: £23,500–£26,000, inclusive of company pool vehicle (Salaried position for candidates with 12 months’ lettings experience)
  • Job Type: Property Management

Key Responsibilities

Your role will involve a wide range of property management tasks, including:

  • Managing a portfolio of properties across St Andrews and Fife
  • Conducting check-in and check-out inspections to prepare and assess properties for new tenancies
  • Establishing dilapidation reports and processing deposit refunds
  • Confirming cleaning requirements and arranging necessary repairs/upgrades
  • Routinely inspecting properties and communicating conditions to landlords
  • Managing landlord expectations, including scheduled maintenance and potential upgrades
  • Co-ordinating HMO applications, liaising with Fife Council and Fire Service, and addressing compliance requirements
  • Conducting monthly HMO property visits and coordinating work following inspections
  • Overseeing inventory management, including new inventories and updates
  • Handling enant enquiries, rent arrears visits, and property viewings
  • Arranging and overseeing maintenance work, liaising with contractors
  • Preparing reports, photos, and documentation via internal property software
  • Managing property and instruments of compliance (where required)

requirements & person Specification

We’re seeking a self-motivated, detail-oriented individual with:

  • A full, clean UK driving licence (essential for travel)
  • Ideally 12 months’ property management experience (or equivalent knowledge in maintenance/private rented sector)
  • Strong interpersonal skills – ability to provide excellent customer service in interactions with clients, landlords, and contractors
  • Outstanding communication skills – both written and spoken
  • Exceptional organisation, administration, and meticulous attention to detail
  • Self-managed, reliable, and process-driven approach to work
  • Problem-solving and conflict-resolution expertise – ability to address disputes calmly and professionally
  • Dynamic multitasking and prioritisation skills to manage multiple responsibilities
  • IT proficiency for using internal property management software
  • Current right to work in the UK
