Job Title: Property Manager
Salary: £45,000 to £50,000 plus bonus
Duration: Permanent full time
Location: Bristol with travel across the South West, primarily Bristol and Swindon
Role Summary
We are seeking a Property Manager to oversee the management of a diverse commercial property portfolio across the South West. This role is focused on delivering excellent building management, maximising asset performance, maintaining strong occupier relationships and ensuring properties are proactively managed.

1 Brunswick Square is a prominent city centre office building in Bristol, extending to approximately 50,000 sq ft. Acquired by MCR Property Group, the building provides immediate leasing potential with over 25,000 sq ft of refurbished workspace available across the first and third floors.
Located between Cabot Circus and Bristol Temple Meads, the building sits at the heart of Bristol's commercial and cultural district, offering excellent connectivity and access to a wide range of amenities.

Responsibilities
- Responsible for managing a portfolio of commercial properties
- Maximising asset income streams for the company
- Carrying out regular property inspections to ensure assets are proactively managed
- Coordinating reactive and planned repairs and maintenance works
- Ensuring all Landlord & Tenant lease obligations are complied with
- Appointing contractors and liaising with Estates Administrators and Building Managers where required
- Carrying out site visits to investigate and oversee maintenance issues and repairs
- Producing inventories and schedules of condition
- Maintaining regular communication with landlords and tenants
- Building strong working relationships with occupiers
- Maintaining a good understanding of current property market conditions and legislation
- Ensuring all rents due are collected and taking appropriate action to recover outstanding debt in liaison with the Finance team
- Managing service charges including preparation of budgets and reconciliations
- Approving invoices and ensuring correct allocation under service charge codes
- Negotiating new leases, carrying out rent reviews and managing lease renewals
- Assisting with analysis and evaluation of commercial opportunities

Requirements
- RICS qualified preferred but not essential
- Commercial property management experience preferred
- Asset management experience preferred
- Agency or Landlord & Tenant background considered
- Strong understanding of commercial property operations and legislation
- Excellent communication and relationship management skills

- 23 days holiday plus bank holidays, increasing by one day for every completed year up to a maximum of 25 days
