Property Manager
Location: Greater Manchester Salary: £26,000 – £30,000 + Bonus (OTE £30,000 – £35,000) Contract: Permanent – Full-time
The Opportunity
We are seeking a driven and organised Property Manager to join our fast-growing property business. This is an exciting opportunity to take ownership of a portfolio of shared residential properties, where no two days are identical.
You’ll have a pivotal role in ensuring properties are well-managed, tenants are supported, and landlords receive a consistently high level of service. If you thrive in a dynamic environment and enjoy managing multiple responsibilities, this role has the potential for significant progression and allows you to make a tangible difference.
The Role
This position combines both office-based and field-based responsibilities, focusing on the management of a multi-let (HMO) property portfolio across Greater Manchester and surrounding areas.
Key Responsibilities
- Managing the full tenancy lifecycle: move-ins, inventories, inspections, check-outs, and deposit returns
- Conducting property inspections and ensuring maintenance issues are promptly identified and resolved
- Coordinating with contractors to maintain properties to a high standard
- Enhancing tenant satisfaction through proactive communication and resolving issues efficiently
- Managing rent collection and addressing arrears in a timely manner
- Liaising with landlords to foster strong, long-term relationships
- Supporting viewings to minimise void periods where required
- Taking full ownership of your portfolio, ensuring commercial success while delivering an excellent experience for both tenants and landlords

About You
We’re looking for a highly organised, proactive candidate with strong relationship management skills.
Requirements
- Proven experience in property management or lettings, ideally within HMO / multi-let properties
- Strong organisational skills and the ability to manage a dynamic workload independently
- Excellent communication skills and a customer-focused approach
- Proactive mindset, with the ability to take ownership and resolve issues efficiently
- Confidence in using property systems and technology
- A full UK driving licence and access to your own vehicle
